As YDU may recall, this property was the subject Df a Major Impact Review in 2012-13 and is located east of the Garfield County Regional Airport as accessed from Mamm Creek Road (CR 315). As a requirement Df the Major Impact Review, the site plan and ISDS planning for the project was required tD be prepared in advance of the submittal of a building permit in Drder to help define all the uses subject of the Major Impact Review. As a result, the information submitted with this building permit application contains the applicable portiDns Df the priDr Major Impact Review in support of obtaining a building permit for the office building to be located just off of CR 315 (Mamm Creek Road). To familiarize you with the office building IDcation, the following two figures (1 and 2) have been provided. Figure 1 is a Google Map image of the project while Figure 2 is a blow up portion of one of the site plan drawings depi cting the office location. CRJ 15 Figure 2 -Blow up of Office Building Area You may also recall that Bedrock Resources, LLC secured a grading permit with your office in order to prepare the site for this use. Grading was completed and the only work which remains is that work that would be associated with the completion of building installations previously identified on the grading permit and the Major Impact Review documents. It is the intent of this building permit application to complete the construction of the office building which is a relocation of their modular office from their previous facility in Silt. Completed Building Permit Application Form The application has been filled out as appl icable for this site. Note that the location of the office building has yet to be provided an address. Also note that the legal description for the site is being 35.72 acres in the SE Yo of Section 18, T6S, R 92W 2. Site Plans You will find the applicable sheets from the grading permit and Major Impact Review drawing sets that serve as a site plan for the office building. 3. Building Plans From an Architecturol Plans perspective, it must be noted that the modular office building has provisions for 5 offices (4 individual offices plus a reception area ). Therefore, the occupancy load is projected to be less than 10. No modifications to the building are proposed. In support of defining the existing building, you will find attached the following: a. Client prepared floor plan complete with dimensions, labeled rooms, etc ... b. Photo of the Manufacturers Certification for the manufactured building complete with certifications for mechanical, electrical, plumbing and building codes of identified dates. The design loadings for the building are also noted as 50 psf live load for the floor and a 40 psf roof live load (of which were appl icable when previously installed in th eir prior location within the county). c. Photos of the building elevations From a Structural Plans perspective, you will find attached a found ation plan prepared and stamped by Robinson Engineering. As well, you will find a geotechnical report (April 17, 2013) prepared by HP Geotech describing the foundation design parameters for the site. As previously noted, the Manufacturers Certification photo has been provided which describes the loading conditions used for the modular and for the foundation design as well. From a plumbing plans and electrical plans perspective, the building, being a modular building has been factory plumbed and wired. The manufacturers certification photo reflects the certification of which codes were certified as having been complied with (i. e., 1997 -mech., 1996 -elect and 1997 -plumbing). 4. 1505 Plans and application Per our site plan drawings, you will note that the 1505 has been designed previously as part of the Major Impact Review. The applicable details have been provided for construction. We have attached the Wastewater Treatment Report which reflects the cond itions (as are all still applicable) by which the 1505 is design. Application Fees Using the Building Permit Fee Estimate Worksheet (attached) we have est imated the initial review fees of $400 for the single level manufactured building set up and $73 for the septic (15D5) permit fee for a total of $475. We anticipate that you will identify any ad ditional fees that are required during your review. Hopefully this information adequately addresses the information you need in support of securing a building permit for Bedrock Resources for their office bui lding.
