Box 1112 Rifle, Colorado 81650 Re: Parcel 511 & 5/2 -Weed Management Plan Battlement Mesa, Colorado Dear Steve, Battlement Mesa Partners are proposing to subdivide Parcel 5/1 and 5/2, a portion of the Battlement Mesa PUD, into four (4) lots. The entire property consists of approximately 67.58 acres. The proposed subdivision is located south of Battlement Parkway, east of Stone Quarry Road, north of County Road 302 and west of County road 308, The report prepared herewith will address the weed management Existing Property Conditions The property slopes east to west, from County Road 302 to Stone Quarry Road. A number of irrigation ditches cross the property. Existing vegetation consists primarily of low growing shrubs grasses and some groupings of juniper, pinyon pine and oak. The property is undeveloped. Proposed Development The only proposed development, at this time, will occur on Lot I, a 6 acre tract located at the northwest corner of the tract. A proposed convenience store ( Kum & Go) will be constructed on Lot 1. The remainder of the property will be developed at some time but not in the immediate future. Vegetation Inventory On June 1,2005 I performed an on-site visit to inventory the vegetative characteristics of the property. During my visit, I observed that the existing vegetation consists primarily of sage, wheat grass, rabbitbrush, cheatgrass weeds and occasional pockets of Rocky Mountain juniper, pinyon pine and Gamble oak. 909 Colorado Avenue • Box 2271 • Glen\IVoad Springs,Co 81602 (970) 945-1337 • FAX (970) 945-7914 I did observe some small isolated pockets of Russian knapweed, whitetop and Canadian thistle. These small isolated pockets of noxious weeds are identified on the drawing, titled Vegetation Map, Sheet LI. The remainder of the weeds species consist primarily of cheatgrass and tumble mustard. Revegetation of Disturbed Areas Areas disturbed by construction activity and outside of planned, groomed landscape areas associated with buildings and parking areas, will be revegetated with grasses and some wildflowers that are compatible with the vegetation that currently is present on the site and surrounding properties of Battlement Mesa. Once the seed has been sowed, the seeded areas shall be fertilized with a fertilizer containing an analysis of 18/46/0 at a rate of 200 lbs./acre. After seed and fertilizer has been installed, all seeded areas shall receive either a mulch treatment of fiber mUlch, straw mulch or bonded fiber matrix. Without the aid of any proposed development drawings, it is difficult to determine the exact area of disturbance. Once drawings are available, an exact square footage can be determined. 2 Weed Management Battlement Mesa Service Association will eradicate the existing pockets of noxious weeds. They will be responsible for providing weed management services for the undeveloped lots of Parcel 5/1 & 5/2. Once these lots are sold, weed management will be the responsibility of the individual lot owners. If you have questions or need additional information, please do not hesitate to contact my office.
