When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTED FOR ALL APPLICATIONS. Please review this document to determine if yon have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to he sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. 1 Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be retumed. All plans submitted must be in compliance with the 2003 IRC, and 2006 IECC. I. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the. envelope. Dear Mr. MeHaffey: As requested, a representative of Yeh and Associates, Inc. observed excavation of a backhoe test pit at the subject site to investigate near surface conditions in order to provide recommendations for shallow foundation design and construction. The findings of our Investigation and recommendations for construction of the proposed barn on the subject site are presented in this letter. proposed Construction We understand the proposed bam will consist of a high bay one-story metal building. A siab-on-grade floor with a turned down edge is planned. The building will likely be supported on drilled footings or individual pads. Selow-grade areas are not planned. We anticipate the site is near constwction grade and fill placement should be negligible. Site Conditions The site Is located about 300 feet northeast of the existing residence at 4947 Rulison Road in Parachute. Colorado. The Colorado River is located about Y. mile to the north and is topographioally lower than the site. The site is relatively flat and an existing concrete slab without a structure Is located to the west. Subsurface Conditions We observed the excavation of one test pit within the proposed building envelope. The soils exposed in the pit consisted of silty olay with sand. The maximum depth of the tee.t pit was approximately 4 feet. Bulk and hand-drive samples were obtained. The bulk sample had 90 percent silt and clay and 10 percent sand. Atterberg limit test results indicated a liquid limit of 29 percent and a plasticity Index of 7 percent. The hand-drive sample exhibited slight compression of 0.4 percent. The clay ciassified as a CL based on the Unified Soil Classification System. Laboratory test results are attaohed. Groundwater was not encountered in the excavation and the solis were slightly moist to moist. 1 Project No. 26-047 Foundations Based on the'materials encountered in the test pit, we anticipated foundation soils would consist of non-expansive silty clay with sand. We believe the structure can be supported onla footing or mat foundation constructed on the undisturbed natural soils. Recommended design and construction criteria for shallow foundations are presented below. 1. Foundations should be constructed on undisturbed, natural soils. Loose, disturbed SOlis encountered at foundation level should be removed and replaced with compacted fill or the foundation should be extended to undisturbed solis. Fill below improvements should be compacted to at least 95 percent of maximum standard Proctor dry density and mOisture conditioned at 0 to 3 percent above optimum moisture content. :2. Footing or mat foundations should be designed for a maximum soli pressure of 1,500 psf. 3. The solis below exterior footings or the exterior edges of slabs should be protected from free~ng. We recommend the bottom or footings and tumed down edges be constructed at least 3 feet below finished exterior grade. Siabs-On-Grade A slab-on-grade floor Is planned. Based on our investigation. the subsoils exhibited slight compression. We Judge the risk of poor slab-on-grade performance Is low for this site. Slabs should be Isolated from foundation elemenls with the use of a slip Joint. Exterior slabs should also be isolated from the structure and should be allowed to move independent of the building. Surface Drainage Surface drainage is crucial to the performance of foundations and flatwork. We recommend the ground surface surrounding the building be sloped to drain away from the structure. We recommend a slope of alleast 6 Inches in the first 10 feet. Backfill around foundations and turned-down edges should be mOisture conditiOned and compacted as recommended in the Foundations section. Limitations This study wa$ conducted in accordance with generally accepted geotechnical engineering practices in this area at the time the Investigation was performedfor use by the client for design and construction purposes. The recommendations submitted in this letter are based on OUf observations of the subsoils encountered In the test pit and laboratory test results. This study Is based on the assumption that salls at other portions of the site are similar to the conditions encountered in the pit to the depths excavated. The risk or foundation movement may be greater than Indicated In this report because of possible variations In the subsurface conditions. If the conditions encountered in foundation excavations vary from what was described in this report. we should be notified to reevaluate our recommendations.
