I. BACKGROUND
The Board approved the
Preliminary Plan on December 6,
2004 which consisted of the
subdivision of a 32.36 acre parcel
of Commercial General zoned
property into 10 commercial lots, 9
of which are approximately 2+
acres in size with one lot of 8.91
acres. The property is located
approximately 1.5 miles east of the
City of Rifle and 3 miles west of
the Town of Silt. The property is
fronted by State Highway 6 & 24
on the southern property line and
County Road 221 on the northern
property Iine.
II. REQUEST
Due to project water issues, the
Applicant requests the Board grant
a 1 -year extension to file the final
plat which would expire on
December 6, 2006. (See the letter
attached to this memo from the
Applicant' s representative
explaining the reasoning for the
request.)
III. AUTHORITY
Section 4:34 of the Subdivision
Regulations of 1984, as amended provides the
extensions for no more than 1 -year so long as the request for the
prior to the initial 1 -year deadline expires.

N. STAFF RECOMMENDATION
Staff recommends since the request was proposed well before the initial 1 -year deadline
expired, the Board grant a 1 -year extension to the Applicant to file the final plat prior to
December 6, 2006.
