2. That the hearing before the Berard was extensive and complete, that. MI
pertinent facts, matters and issues were submitted and that all interested parties
were heard at that hearing;
3. That the Garfield County Planning Commission has recrxrmarded to this Hoari
that the rrquestei modification of the Planned Unit Devellapnent Plan he granted;
4. That the proposed zoning is in compliance with the recurtrurdations set
forth in the Comprehensive Plan for the unincorporated area of the County;
5. That the proposed lard use will be compatible with existii.g and permitted
land uses in the nearby area;

3.10 Additional Requirements: All uses shall be subject to the provisions under
Section 10.`0 ( Supplementary Regulations) and Section 11.0 (Modifications of
Subdivision Regulations).
(1) For zero -lot -line dwellings, a minimum maintenance easement of 3 feet
shall be provided on the side yard for the adjacent lot.
(2) No portion of any building Shall extend beyond lot lines or into
public easements or public rights -of -way.
(3) For zero-lot -line and townhouse dwellings no wincksws or openings shall
be allowed in a wall abutting a property line that faces into an
adjoining lot.
