Suite 401, Glenwood Springs, CO 81601 Office: 970 -945 -8212 Fax: 970-384-3470 DIRECTOR DECISION — Rancho San Nicholas Minor Subdivision Garfield County File Number MISA7726 Dear Michael and Jacque, This letter is provided to you as owners of a property located at 1501 and 1503 CR 245. The request to subdivide the 4.14 -acre site into two parcels has been reviewed and the Director hereby issues a decision conditionally approving the request. The conditions of approval are as follows: 1. That all representations made by the Applicant in the application, correspondence, and meetings with county staff, shall be considered conditions of approval unless otherwise amended or changed by the Director. 2. The Applicant has 90 days from the date of this decision, until February 22, 2014, to satisfy all conditions of approval and to submit a signed mylar compliant with this approval. 3. Prior to Board of County Commissioner signature on the plat the Applicant shall amend the plat to delete the Attorney's Certificate and to add the Title Certificate and a Lienholder Certificate as itemized in the planning staff letter dated November 6, 2013, attached as Exhibit I. 4. Prior to the Board of County Commissioner signature on the plat the Applicant shall submit, to the Department of Community Development, the Fee In -Lieu of School Land Dedication in the amount of $200.00 made payable to Garfield County Treasurer. 5. Prior to Board of County Commissioner signature on the plat the Applicant shall have a mylar produced and, prior to submittal of the mylar to the planning department, obtain signatures on that mylar as follow: A. Certificate of Dedication and Ownership (with signatures notarized); Rancho San Nicholas Minor Subdivision November 22, 2013 B. Lienholder Certificate (with signature notarized); C. Certificate of Taxes Paid (County Treasurer); D. Title Certificate; E. Surveyor Certificate. 6. Prior to the Board of County Commissioner signature on the plat the Applicant shall submit, to the Department of Community Development, the recording fees for the plat in the amount of $11.00 made payable to Garfield County Clerk and Recorder. Once the signed mylar is submitted it will be scheduled at the next available Commissioner meeting after expiration of the call -up period. Notice of this decision will be provided to the Board of County Commissioners who has the ability to 'call -up' the application for review at a public hearing.
