Box 1301 │Rifle, Colorado│81650│(970) 625-4933 BACKGROUND    New Creation Church of Glenwood, Inc. (NCC) is requesting to develop a preschool at their  existing property approximately 3 miles east of New Castle in Garfield County.  NCC owns two  parcels of land (Parcel #’s 212335200098 and 212335100099) located in Section 35, Township 6  South, Range 90 West, of the 6th P.M.  The west parcel is approximately 5.77 acres and the east  parcel is approximately 9.98 acres.  See Figure 1 for a Vicinity Map, attached to the end of this  section. The proposed development includes a new building constructed near the existing  administrative building and church building for use as a preschool.  Development also includes a  parking lot with approximately 60 new spaces.    NCC is requesting the adjustment of a platted property line.  The Church owns two parcels of  land that neighbor each other with a shared property line running north/south.      Existing Parcels:    East Parcel ‐   Williams Trust Exemption Parcel B – 9.981 acres  Parcel Id No. 212335100099    44881 Hwy 6 & 24, New Castle Co.    West Parcel ‐  Williams Trust Exemption Parcel C – 5.767 acres  Parcel Id No. 212335200098  44761 Hwy 6 & 24, New Castle Co.    Currently, the north/south property line dividing the parcels also bisects the location of the  proposed preschool building and parking lot.  NCC is requesting to move the property line  approximately 200 feet to the east in order to have the existing and proposed structures on one  parcel of land (Parcel C). The Amended final Plat in Section 3 illustrates the adjustment.  The  proposed plat adjustment will increase Parcel C by 1.951 acres for a total of 7.718 acres.  Parcel  B will be reduced to 8.030 acres.    PROJECT DESCRIPTION    The proposed preschool building will be a ±10,000 square foot facility with 5 classrooms.  The  preschool will also include a parking lot with 59 spaces.  The subject plat amendment is being  filed simultaneously to the county with and administrative review application for the site plan    approval.  The site plan application will include a detailed description of project components.    Compliance Garfield County Comprehensive Plan 2030    The project involves a lot line adjustment be between two parcels that are currently zoned  Commercial Limited.  The Garfield County LUDC requires that land use decisions be in general  _______________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________ P.O.
