In accordance with and pursuant to the provisions of the Garfield County
Zoning Resolution of 1979, as amended, and Resolution No. 83-118
of the Board of County Commissioners of Garfield County, Colorado, State of
Colorado, hereby authorizes, by Special Use Permit, the following activity:
A salvage yard; and material handling and retail sales of
coal, garden soils, concrete and rock and masonry product
sales; and construction steel and pipe sales
on the following described tract of land in Garfield County, Colorado:
A parcel of land in the
one-quarter (E 1/2 NE 1/4)
Southwest one-quarter of
1/4 NE 1/4) all in Section
West of the 6th Principal
described as follows:
east one-half of the Northeast
and a parcel of land in the
the Northeast one-quarter (SW
18, Township 6 South, Range 93
Meridian, said parcels being
Beginning at the Northeast corner of the Southwest
one-quarter of the Northeast one-quarter (SW 1/4 NE 1/4)
whence the Northeast corner of Section 18 bears North
44 51' East, 1872.1 feet; thence along the North line of
the said Southwest one-quarter of the Northeast
one-quarter (SW 1/4 NE 1/4), West 235.0 feet; thence
South 19.3 feet; thence 239.9 feet along the arc of a
curve to the right with a radius of 911.5 feet the cord
of which bears South 77 57' East, 239.3 feet to a point
on the East line of the Southwest one-quarter of the
Northeast one-quarter (SW 1/4 NE 1/4); thence North
along the said East line 64.5 feet, more or less to the
point of beginning.
ALSO beginning at the Southwest corner of the Northeast
one-quarter of the Northeast one-quarter (NE 1/4 NE 1/4)
whence the Northeast corner of said Section 18 bears
North 44 51 East 1872.1 feet; thence North 432.3 feet;
thence South 32 46' East, 514.1 feet; thence South 157.3
feet; thence North 71 35' West 293.3 feet; thence North
64.6, more or less to the point of beginning.
This parcel contains 2.29 acres, more or less.
The within Special Use Permit is issued subject to the conditions set
forth in the above-mentioned resolution, and shall be valid only during
compliance with such conditions and other applicable provisions of the
Garfield County Zoning Resolution, Subdivision Regulations, Building Code and
other regulations of the Board of County Commissioners of Garfield County.
