TRUSTEE'S DEED
THIS DEED is dated Arc,L_ 2/ , 2014 and is made between Alpine
Trust & Asset Management, a division of Alpine Bank, a Colorado corporation, as Trustee of the
Trust created under the Will of Henry P. Williams, Jr. for the benefit of Eric C. Williams, the
"Grantor," and Alpine Trust & Asset Management, a division of Alpine Bank, a Colorado
corporation, as Trustee of the Trust created under the Will of Henry P. Williams, Jr. for the
benefit of Eric C. Williams, the "Grantee," whose legal address is 225 North 5th Street, Grand
Junction, Colorado 81501, of the County of Mesa, State of Colorado.
WITNESS, that the Grantor, us Trustee and pursuant to the powers conferred upon the Trustee
by the Colorado Probate Code, does hereby sell, convey, assign, transfer and set over unto the
Grantee for and in consideration of the sum of TEN DOLLARS ($10.00) and other good and
valuable consideration, in hand paid, the real property situate in the County of Garfield, State of
Colorado, described as follows:
That property described on the attached Exhibit A,
Together with a 15 foot Access Easement as described on the attached Exhibit B
with all the appurtenances hereunto belonging (the "Property"), together with any and all wells
now located on the Property, any and all permits for such wells, any and all water rights decreed
to such wells, all ground water beneath the Property that has been appropriated through the use
of such wells, and all ground water beneath the Property that has not been appropriated as of the
date hereof (the "Included Wells and Ground Water"); and Grantor warrants the title to the
Property against all persons claiming under Grantor, subject to the matters set forth on Exhibit B
attached to the Trustee's Deed recorded April 5, 2013 at Reception No. 833657 in the records of
the Garfield County Clerk and Recorder, Colorado.
