'6 In order to understand the scope of the work intended under a pennit application and expedite the issuance of a permit it is important that complete information be pro vid ed . When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in th e delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before th e plan review can proceed. Other plans that are in line for review m ay be given att en ti on before th e new information may be reviewed after it has been provided to th e Building Department. Please r·eview this document to determine if you have enough inf01 ·mation to design yom· project and pr·ovide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in yom· design and a constmction pr·ofessional for constmction of yom· project. Any pr·oject with mor·e than ten (10) occupants r·e quires the plans to be sealed by a Color·ado Registered Design Pt·ofessional. To provide for a more understandable plan in order to determine compliance with the building , plumbin g and mechanical codes , applicants are requ es ted to review the following checklist prior to and during design. Applicants at'e r-equir-ed to indicate appr·opriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on dt·afting (>apea· at least 18"x24" and dl'awn to scale. Plans must include a floor plan , a concrete footin g and foundation plan , elevations all sides with 1 decks, balcony, steps, hand rails and guard rails, windows and doors , including the finish grade line and original grade. A section showing in detail , from the bottom of the footing to the top of the roof, including re-bar, anchor bolts , pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material . Engineered foundations may be required . A window schedule. A door schedule. A floor framing plan , a roof framing plan , roof must be designed to withstand a 40 pound per square foot up to 7 ,000 feet in elevation , a 90 M.P .H . wind speed, wind exposure B or C , and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned . All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shal l be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within 7-envelope. The garage doors are changed from two separate 8' doors to one 16' wide door centered on the garage with a (3) 14" ML header. 2. The column at the center of the garage is omitted and the upper floor beam is revised from a (2) 11 7/8" ML to a continuous 5 118"x24" glue-lam to span the full 24' garage. The (3) 9 Yz" ML header at the west wall is still adequate. 3. The header beam between the entry and the great room is revised to a DF #1 8x10 with 8x8 posts. 4. Structural framing was essentially complete except for south and west exterior porches. Framing generally appeared per structural plans with the following items noted: Item 1: Observed that the interior column in the garage was omitted and upper floor was framed with a full span 5 118" x 24" glue-lam beam rather than the (2) 11 7/8" ML beams shown on plan. Upon review the glue-lam beam is found to be adequate as is the (3) 9 W' ML header at the west wall window, no corrections required. Item 2: Observed the garage doors were revised from 2 separate 8' doors to one 16' wide door centered on the garage with a (3) 14" ML header beam. Upon review the (3) 14" ML header is found to be adequate, no corrections required. Item 3: Observed two closets framed in the bearing wall between the garage and shop with approximate 5 '-6" openings with (3) 2x 10 headers. Upon review the (3) 2x 10 headers are found to be adequate, no corrections required. Item 4: Observed a D-F #1 8x10 beam in place between the entry and great rooms where a (3) 9 W' ML header is shown on plan. Upon review the 8x 10 is found to be adequate. The beam is supported by 8x8 posts. The south post is temporarily supported on the floor due to a ductwork conflict. The ductwork should be re-routed and the post directly supported from the footing. Item 5: Observed stone veneer on the east entry wall supported by a steel angle ledger. Ledger angle attachments could not be verified so supplemental support should be provided by double 2x 12 ledger fit tight to bottom of steel angle. Double 2x ledger should be attached to wall with (2) 'i-2" diameter lag bolts at 16" on center placed through the timbertsrand rim joist and additional LVL blocking.
