Narrative The variance request for this application is for reduction of the rear yard setback from 25 feet to sixteen feet. Due to the shallow dimension of the lot in the East/West direction; the location of the existing dwelling on the lot; and the present plan configuration of the dwelling, possibilities for alternate locations of additions to the common living area of the dwelling are not feasible. Also, due to the fact that the lot is bounded on two sides by streets, the dwelling has two front yards and the West side of the property could be considered a side yard. Additionally, other lots in the same P.U.D. have been granted variances for reduction of rear yard setbacks.
