When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. I Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top ofthe roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure( s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. SCOPE This report presents the results of our soils and foundation investigation for the Proietti Residence proposed on Lot 2 at Ranch at the Roaring Fork in Garfield County, Colorado. We conducted this investigation to evaluate subsurface conditions at the site and provide foundation recommendations for the proposed construction. Our report was prepared from data developed during excavatio-n of exploratory pits at the site, engineering analysis and our experience with similar conditions. This report includes a description of the subsurface conditions found in exploratory pits, and presents recommendations for design criteria for the recommended foundation and floor system, and geotechnical and construction criteria for details influenced by the subsoils. Recommendations contained in this report were developed based on our understanding of the planned construction. If plans differ significantly from the descriptions contained in the report, we should be informed so that we can check that our recommendations and design criteria are appropriate. A summary of our conclusions is presented below. SUMMARY OF CONCLUSIONS 1. Subsurface conditions encountered in the exploratory pits consisted of about 6 inches of sandy clay "topsoil" underlain by clayey to silty gravel with cobbles and boulders to the total explored depth of 9 feet· below existing ground surface. Free ground water was not observed in the exploratory pits. 2. We recommend constructing the residence on footing foundations supported by the undisturbed, gravel soiL Design and construction criteria for footings are presented in the report. 3. We judge potential for differential movement will be low for slabs-on- grade supported bythe undisturbed, gravel or densely compacted structural fill built with the on-site gravel. Reports\GS04757 120 R1.doc 1 Nov O'i 06 II: 30a SITE CONDITIONS The site is within Ranch at the Roaring Fork, located south of State Highway 82 in Garfield County, Colorado. Lot 2 is in the central part of the development and west of Ranch Creek Lane. Single-family residences or lots under development surround the lot. Blue Creek, which flows in a southeast to northwest direction, is present in the south part of the lot. In general, ground surface in the building envelope slope gently down to the south at grades less than 5 percent. Vegetation on the lot consists predominantly of sparse grass and weeds. PROPOSED CONSTRUCTION Building plans were not provided to us. We understand the proposed single- family residence will be a two-story, wood-frame building with an attached garage. Main level and garage floors in the residence are planned as slabs-on-grade. Maximum foundation excavation depths will likely be about 4 feet. Completed wall backfill depth may be slightly more than excavation depth as final grades are adjusted for drainage. Foundation loads are expected to vary between 1,000 and 3,000 pounds per lineal foot of foundation wall with maximum interior column loads of 30 kips. If construction will differ significantly from the descriptions above, we should be informed so that we can adjust our recommendations and design criteria, if necessary. SUBSURFACE CONDITIONS We investigated subsurface conditions at the site by excavating two exploratory pits (TP-1 and TP-2) at the approximate locations shown on Figure 1. Exploratory excavation operations were directed by our field representative who logged conditions exposed in the pits and obtained samples of the soils. Our observations during excavation indicated the gravel was very dense. Free ground water was not found in our exploratory pits at the time of excavation. The pits were backfilled immediately after excavation operations were completed. Two samples of the soils were selected for gradation analysis.· Gradation test results are presented on Figure 3. SITE EARTHWORK Excavations We anticipate excavations will be predominantly in the gravel soils. Excavations for the building foundation and utilities can be accomplished using conventional, heavy-duty excavation equipment. Excavation sides will need to be sloped or braced to meet local, state and federal safety regulations. The soils in excavations at this site will generally classifY as a Type C soil based on OSHA standards governing excavations. Temporary slopes deeper than 4 feet should be no steeper than 1.5 to 1 (horizontal to vertical) in Type C soils. Contractors should identity the soils encountered in the excavations and refer to OSHA standards to determine appropriate slopes. Soils removed from the excavation should not be stockpiled atthe edge of the excavation. Excavated soils should be placed at a distance from the top of the excavation equal to at least the depth of the excavation. Free ground water was not found in the exploratory pits. We do not anticipate excavations for foundations or utilities will penetrate ground water, however, excavations should be sloped to a gravity discharge or to a temporary sump where water can be removed by pumping. Structural Fill Fill may be required to attain subgrade elevations.for the driveway, main level and garage floors. Areas which will receive fill should be stripped of vegetation, organic soils and debris. The on-site soils free of organic matter, debris and rocks larger than 4 inches in diameter can be used as fill. Fill should be placed in loose Iitts of 10 inches thick or Jess and moisture conditioned to within 2 percenf of optimum moisture content. Fill placed outside the building footprint should be compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. Structural fill below interior floor slabs should be compacted to at least 98 percent of ASTM D 698 maximum dry density. Moisture content and density of fill and structural fill should be checked by a representative of our firm during placement. Backfill Proper placement and compaction of backfill adjacent to foundation walls is important to reduce infiltration of surface water and consolidation of backfill soil. Backfill should consist of the on-site soils or similar soils free of organics, debris and rocks larger than 6 inches in diameter. Backfill should be placed in loose lifts of 8 inches thick or less, moisture-treated to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. The upper one to two foot thickness of backfill soil placed adjacent to foundation walls should be a clay soil to limit infiltration of surface water. FOUNDATION We recommend constructing the Proietti Residence on footing foundations supported by the undisturbed, gravel soil. The completed foundation excavation should be observed by a representative of our firm, prior to placing forms, to confirm that the exposed soil is suitable for support of the designed footings. Footing foundations should be supported by the undisturbed, gravel soil. Soils loosened during excavation or the forming process for the footings should be removed or the soils can be re-compacted prior to placing concrete. 2. Footings supported by the gravel soil can be designed for a maximum allowable soil pressure of 4,000 psf. 3. Continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. 4. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. We recommend reinforcement sufficient to span an unsupported distance of at least 10 feet. Reinforcement should be designed by the structural engineer. 5. The soils beneath exterior footings should be protected from freezing. We recommend the bottom of footings be constructed at a depth of at least 36 inches below finished exterior grades for frost protection. FLOOR SYSTEM AND SLABS-ON-GRADE Garage and main level floors in the residence are planned as slabs-on-grade. Based on our laboratory test data and our experience, we judge slab-on-grade construction can be supported by the undisturbed, gravel or densely compacted, structural fill built with the on-site gravel with low risk of differential movement and associated damage. Structural fill placed to attain subgrade elevations for the garage floor slab and exterior concrete flatwork should be in accordance with the recommendations outlined in the Structural Fill section. We recommend the following precautions for slab-on-grade construction at this site. 1. Underslab plumbing should be pressure tested for leaks before the slabs are constructed. Plumbing and utilities which pass through slabs should be isolated from the slabs with sleeves and provided with flexible couplings to slab supported appliances. 3. Exterior patio and porch slabs should be isolated from the residence. These slabs should be well-reinforced to function as independent units. 4. Frequent control joints should be provided, in accordance with American Concrete Institute (ACI) recommendations; to reduce problems associated with shrinkage and curling. Our experience indicates panels which are approximately square generally perform better than rectangular areas. BELOW-GRADE CONSTRUCTION We understand that no below-grade areas are planned for the Proietti Residence. If plans change to include below-grade areas, we should be informed so that we can provide recommendations for lateral earth pressures and subsurface drainage. SURFACE DRAINAGE Surface drainage is critical to the performance offoundations, floors labs and concrete flatwork. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed: 1. The ground surface surrounding the exterior of the residence should be sloped to drain away from the residence in all directions. We recommend providing a slope of at least 6 inches in the first 5 feet around the residence in landscaped areas. 2. Backfill around the exterior of foundation walls should be placed in maximum 10 inch thick loose lifts, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. 3. The residence should be provided with roof gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfill. Plants used near foundation walls should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet of the foundation. Sprinklers should not discharge within 5 feet of the foundation and should be directed away from the building. 5. Impervious plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to control weed growth and allow some evaporation to occur. LIMITATIONS The exploratory pits provide a reasonably accurate picture of subsurface conditions. Variations in the subsurface conditions not indicated by the pits will occur. We should observe the completed foundation excavation to confirm the native gravel soil is exposed and suitable for support of the footings as designed. The mid-point of the natural undisturbed grade was unclear when initial calculations were done. A resulting study has determined that the 25 foot allowed height is exceeded at the structure and will have to be corrected.
