When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. I ' Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure( s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the ~elope. Dear Mr. Swank: As requested, Hepworth-Pawlak Geotechnical, Inc. performed a subsoil study and percolation test for foundation and septic disposal designs at the subject site. The studv was conducted in accordance with our agreement for geotechnical engineerin£ services to you dated July 17, 2006. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Proposed Construction: The proposed residence will be a single story wood frame strucrure with an attached garage located within the building envelope as shown on Figure 1. Ground floors are proposed to be slab-on-grade. Cut depths are e1:pected to range between about 3 to 5 feet. Foundation loadings for this type of construction are assun1ed to be relatively light and typical of the proposed type of construction. The septic disposal system is proposed to be located downhill to the southeast of the proposed residence. If building conditions or foundation loadings are significantly different from those described above, we should be notified to re-evaluate the recommendations presented in this report. Site Conditions: The site is located in a pasture that was vacant at the tinle of our field exploration. The site is located on a knoll v.~th a gentle slope down to the south. The terrain becomes steeper in the southern portion of the property. There is a moderate slope into a natural drainage to the east ofthe building area. There are piles of fill in the northern portion of the property. Vegetation consists of grass and weeds_ Parl~e:r 303~841 ~ 7119 tt· Colorado Springs 719~633 -5 56~ ~ SilYerrhonlc-970-468-1989 Subsurface Conditions: The subsurface conditions at the sire were evaluated by excavating two exploratory pits in the building area and one profile pit in the septic disposal are2 a: the approximate lo::arions showE or, Figme 1. The logs of the pits are presented on Figure 2. The subsoils encountered, below about Y: foo' of topsoiL consist of medium stiff to stiff sandy siil. There was scattered gravel and cobbles below abou; 4 fee; in Pi! ::'. anc1 silty to very silt)· sane and grave: below abom 6 fee: in the Profile Pit. Results of swell-consolidatiol' resrin& performed or reiarively undisturbed samples of the sili soils, presented on Figmes 3 and 4 .. generally indicate low to moderate compressibility under conditions of loading and wetting. Two of the samples showed a minor collapse potential (settlement under constant load) when wetted. The laboratory test results are smmnarized in Table 1. No free water was observed in the pits at the time of excavation and the soils were slightly moist to moist. Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 1,000 psffor support of the proposed residence. The soils tend to compress after wetting under load and there could be some post-construction foundation settlement. The amount of additional settlement would depend on the depth and extent of subsurface wetting and could be on the order of 1 inch. Footings should be a minimum width of 20 inches for continuous walls and 2 feet for colunms. Loose and distmbed soils encountered at the foundation bearing level V\~thin the excavation should be removed and the footing bearing level extended down to the undistmbed natural soils. The exposed subgrade should be moisture conditioned to near optimum and compacted prior to forming footings and placing concrete. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement offootings at least 36 inches below the exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressme based on an equivalent fluid unit weight of at least 50 pcf for the on-site soil as backfill. Job No.106 0649 Floor Slabs: The narural on-site soils, exclusive of topsoil. are suitable to suppor: light:-.' loaded slab-on-grade construction. The sit' soils are compressible when wetted which could resul: in some slab settlement and distress if ihe bearing soils become wetted. To reduce tile effects of some differential movement, :floo~· slabs should be separate::: from all bearing wall.~-and columns \Nith expansior.,_joints vvhich allov._. unrestrained vertical movement. Floor slab controi joints should be used lC• reduce damage due w shrinkage- cracking. The requirements for joim spacing and slab reinforcement should be established by the designe~ based on experience and the intenoed slab use. A minimum 4 inch layer of sand and gravel, such as road base, should be placed beneath interior slabs- on-grade for sub grade support. This material should consist of minus 2 inch aggregate with less than 50% passing the No.4 sieve and less than 12% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 9 5% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after ihe residence has been completed: I) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) E1.1:erior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. Free-draining wall bacl:.fill should be capped with about 2 feet of the on-site soils to reduce smface water infiltration. 3) The ground surface surrom1ding the e1.'terior of the building should be sloped to drain away from ihe foundation in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 1 0 feet in pavement and wall-way areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. 5) Irrigation sprinkler heads and landscaping which requires regular heavy irrigation, such as sod, should be located at least 5 feet from foundation walls. The soils exposec in the percolation holes are similar to those exposed in the Profile Pi! shown on Figure 2 and consist of about 'l~ foot of topsoil and 5Y, feet of sandy silt overlying silty to very silty sand and gravel with scattered cobbles to the pit depth of 8 feet. The percolation test results are presented in Table 2. The percolation tests generally indicate an infiltration rate of about 30 minutes per inGh. Percolation test hole P-1 had an infiltration of about 3 minutes per inch. We believe the faster rate was due to the rockier soils encountered with depth. Based on the subsurface conditions encountered and the percolation test results, the tested area should be suitable for a conventional infiltration septic disposal system. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either expressed or implied. The conclusions and reconnnendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the locations indicated on Figure 1, the proposed type of construction and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and eA.irapolation of the subsurface conditions identified at the exploratory pits and variations in the subsurface conditions may not become evident until excavation is pe1formed. If conditions encountered during construction appear different from those described in this report, we should be notified at once so re-evaluation of the reconnnendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the reconnnendations have been appropriately interpreted.
