HomeMy WebLinkAbout3.0 CorrespondenceMEMORANDUM TO: BOARD OF COUNTY COMMISSIONERS FROM: lYIARK BEAN DATE: SEPTEJ\1BER 4, 1997 RE: CUSTOM CRUSHING CAMPER PARK SUP -CONTINUED HEARING On June 16'', the Board continued the public hearing for the Special Use permit request for a Camper Park from Custom Crushing, Inc.. Since that time the applicant's representative, Jerry Bauer has submitted additional documentation to respond to the concerns noted in the attached Project Information and Staff Comments report submitted at the last hearing. The following comments are in response to the applicants supplementary documentation enclosed along with this memo: Water: The applicant was not able to obtain a letter from the City of Rifle confirming the availability of water for outside water users. Staff did confirm with the City Engineer that the statements represented in the applicant's letter are correct. Staff would suggest a condition of approval that limits the use of the Camper Park to the time that the cistern can be filled by a legal source of water or a well is drilled to supply domestic water. Sewer: Included in the additional information is a statement from an engineer certifying the adequacy of the existing ISD system. Fire Protection: Staff would suggest that the proposed underground vault with attached pump and hose for initial fire protection be installed by the applicant within six (6) months of the approval of any permit. Length of Stay: Staff concedes that there may be campers and RV's staying longer than the 120 days allowed in some existing Camper parks. It is suggested that a condition of approval restrict the occupants of the Camper park to employees of the applicant, given that the intent is to provide housing for company employees. --.. ' .. . I Recommendation: That the Board approve the Special Use permit with the following conditions of approval: I. 2. 0 ). 4. That all representations of the applicant, both in the application and verbally at the hearing, shall be considered conditions of approval, unless approved otherwise by the Board.
