A finished roof, a lockabl e hou se, complete exterior s iding, exterior doors and window s installed, a complete kitchen with cabinets, a sink with hot & cold runnin g water, non-ab sorbent kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing; 4. All bathrooms mu s t be complete, with washbowl , tub or shower, toilet stool , hot and cold running water, non-absorbent floors and walls fini shed and a privacy door; 5. All steps outside or in side over three (3) steps must have handrails, guard rail s on balconi es or decks over 30" high constructed to all IBC and IRC requirements; 6. Outside grading done to where water will detour away from the building; 7. When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be.sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. This fonn is intended to assist in ensuring that the application submittal is complete. This will help provide a quicker, more thorough review process. The project site is shown on Figure 1. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to Bleu L'Estrange dated September 30, 2005. Hepworth-Pawlak Geotechnical, Inc. previously conducted a preliminary geotechnical study for development of the subdivision and presented our findings in a report dated November 21, 2003, Job No. 103 680. A :field eli.1Jloration program consisting of exploratory borings was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the :field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed residence will be a two story wood frame structure over a walkout basement level. The attached garage and basement floors will be slab-on-grade. Grading for the structure is assumed to be relatively minor with cut depths between about 3 to 8 feet. We assume relatively light foundation loadings, typical of the proposed type of construction. If building loadings, location or grading plans change significantly from those described above, we should be notified to re-evaluate the recommendations contained in this report. Job No. lOS 875 -2- SITE CONDITIONS The site was vacant at the time of our field exploration. The ground surface is relatively flat with a gentle slope down to the northeast. There appears to be some minor fill on the lot from overlot grading as part of the subdivision development. Vegetation consists of sparse grass and weeds. Scattered cobbles and boulders were eli.'POsed on the ground . surface. FIELD EXPLORATION The field exploration for the project was conducted on October 5, 2005. Two exploratory borings were drilled at the locations shown on Figure 1 to evaluate the subsurface conditions. The borings were advanced with 4 inch diameter continuous flight augers powered by a truck-mounted CME-45B drill rig. The borings were logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samples of the subsoils were taken v.>ith 1% inch and 2 inch I.D. spoon samplers. The samplers were driven into the subsoils at various depths with blows from a 140 pourtd hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the Logs of Exploratory Borings, Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS Graphic logs of the subsurface conditions encountered at the site are shown on Figure 2. The subsoils generally consist of about 1\1:, to 2\1:, feet of sandy clay with gravel fi1I .overlying relatively dense, basalt gravel, cobbles and boulders in a sandy clay matrix. About 1 foot of stiff sandy clay was encountered between the fill and basalt gravel in Boring 2. Drilling in the dense granular soils with auger equipment was difficult due to Job No. 105 875 " -" - the cobbles and boulders and drilling refusal was encountered in the deposit. A boring drilled to the east of Lot 38 as part of the preliminary study encountered about 7 feet of clay overlying the basalt gravel and no free water to the drilled depth of II feet in October 2003. Laboratory testing performed on samples obtained from the borings included natural moisture content, density and finer than saod size gradation aoalyses. Results of swell- consolidation testing performed on relatively undisturbed drive samples of the clay matrix soils, presented on Figures 4 aod 5, generally indicate low to moderate compressibility under conditions of loading aod wetting. The sample from Boring 1 at 3 Y, feet showed a minor collapse potential (settlement under constaot load) when wetted. The sample from Boring 2 at 3 l6 feet showed a low expansion potential when wetted under a constaot light · · surcharge. The laboratory testing is summarized in Table 1. No free water was encountered in the borings at the time of drilling and the subsoils were slightly moist to moist. FOUNDATION BEARING CONDffiONS Some of the clay subsoils encountered in the First Eagles Point development possess an expansion potential when wetted. Surface runoff; landscape irrigation, and utility leakage are possible sources of water which could cause wetting. The settlement/heave potential of the subgrade should be further evaluated at the time of construction. At basement level, the basalt gravels should help to mitigate the expansion potential of the clay matrix and provide a relatively low risk of foundation movement. Shallow footings, such as at the garage, may need to be deepened to bear below expansive clay. Job No. 105 875 -4- DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsurface conditions encountered. in the ell."j)loratory borings and the . nature of the proposed construction, we recommend the building be founded with spread footings bearing on the natural subsoils. The design and construction criteria presented below should be observed for a spread footing foundation system. I) Footings placed on the undisturbed natural subsoils should be design,ed for an allowable bearing pressure of2,000 psf. ·.Based on· experience, we · exl?ect settlement/heave of footings designed and constructed as discussed in this section will be about I inch or less. There could be some additional movement of footings if the bearing soils become wetted and could be differential with respect to footings bearing on the basalt gravels. 2) The footings should have a minimum width of16 inches for continuous walls aild 2 feet for isolated pads. 3) Ell.ierior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 36 inches below ell.ierior grade is typically used in this area 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure corresponding to an equivalent fluid unit weight of at least 50 pcf. Backfill should not contain vegetation, topsoil and rock larger than about 6 inches. 5) All existing fill, topsoil and any loose or disturbed soils should be removed and the footing bearing level extended down to the natural soils. The exposed soils in footing area should then be moistened and compacted. lob No. 105 87j -5- 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. FLOOR SLABS The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab- on-grade construction. The clay soils have variable settlement/heave potential which· could result in some slab movement if the clay bearing soils become wetted. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columos with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for.joint spacing and slab reinforcement ·should be · · · · established by the designer based on experience and the intended slab use. A minjmum 4 inch layer of free-draining gravel should be placed beneath interior slabs-on-grade to facilitate drainage. This material should consist of minus 2 inch aggregate with at least 50% retained on the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of ma.'Cimum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. UNDERDRAIN SYSTEM Although free water was not encountered during our exploration, it has been our experience in the area that local perched groundwater can develop during times of heavy precipitation or seasonal. runoff. Frozen ground during spring runoff can create a perched condition. We reco=end below-grade construction, such as retaining walls, crawlspace and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free-draining granular material. The drain .should Jab No. 105 875 -6- be placed at each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1% to a suitable gravity outlet. Free-draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 1 Y, feet deep. SURF ACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) E».ierior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximwn standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. 4). Roof downspouts and drains should discharge well beyond the limits of all backfill. 5) Irrigation sprinkler heads and landscaping which requires regular heavy irrigation, such as sod, should be located at least 5 feet from foundation walls; LIMITATIONS 1bis study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations Job No. 105 875 -7- indicated on Figure 1, the proposed type of construction and our ell:perience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOB C) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and e>.irapolation of the subsurface . conditions identified at the exploratory borings and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified so that re-evaluation of the reco=endations may be made . .
