l-Year Extension for High Mesa RV park

I. BACKGROUND
As you will recall, the BOCC approved a Land Use Change Permit for the High Mesa RV park just
west of Battlement Mesa PUD in 2009 which is memorialized in resolution 2009-72. The
campground would consist of 119 back-in parking spaces for RVs with full hook-ups and utilities,with no tent spaces proposed.
II. REQUEST
The Applicants have been diligently working on meeting the required conditions of approval
since their approval by the Bocc, but have had difficulty with obtaining financing for theprojects due to the tight lending environment. As such, they request a L-year extension to meet
all the conditions of approval. see their letter attached to this cover memo.
III. REGULATORY PRIOVISIONS
Section 4103(G)(8)(b)(3) of the Unified Land Use Resolution of 2008, as amended allows the
BoCC the authority to grant a 1-year extension to complete conditions of approval.
IV. STAFF RECOMMENDATION
Because Staff has been working with the Applicant in meeting their conditions of approval andthe fact that they have been working diligently towards meeting their conditions as well as the
challenging financial lending market, Staff recommends the B9CC grant a 1-year extension tothe Applicant to meet all condition of approval. This new d e would be 1 year from their
original expiration date which sets a new deadline date of Seltemb er 27,2O1L.'

We appreciate all your and your staffs help in reaching this point with our High Mesa RV Park project in Battlement
Mesa.
We are very eager to get started but due to the turn in our economy and the tight bank and lending requirements we
have found ourselves unable to do so at this time.
We hope to get started later this year as the future does seem to be improving but I don't feel it will be possible to
satis$ all the Conditions of Approval in the Resolution by our September 21,2010 deadline.
Therefore I am requesting a one year extension to satisfu all the requirements.
Your and the Boards help in this matter will be greatly appreciated.
