When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. All plans submitted must be incompliance with the 2003 IRC for Residences and 2003 IBC for Commercial Offices and Storage. 1 l . Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must be shown on site plan. (NOTE Section 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. Please find attached in this email a draft plan noting construction trailers on the site. There are 5 construction trailers that we are applying for a building permit for next week. 7 are shown on the attached drawing. As noted in our conversation, Gregory & Cook Construction, Inc. will abide by the following: 1. Entrance from County Road #215 must be 20 feet wide to allow for ingress and egress during emergencies. 2. Gregory and Cook is encouraged to call 911 immediately during a fire or emergency versus trying to fight a fire or deal with the emergency and then call 911. 3. On-site fuel storage tanks (Above -ground). International Fire Code 2003. Adopted by GVFPD. Below are excerpts from Chapter 34 "Flammable and Combustible Liquids" Section 3404 IFC 2003. This code review is not exhaustive. The company that installs the above -ground fuel tank will need to follow all applicable codes including NFPA 30 and IFC 2003. A. 3403.2.3.1 Signage posted prohibiting open flames and smoking. B. 3404.4.3 Spill prevention and Secondary containment. C. 3404.2.9.6.5 Vehicle impact protection. D. 906.1.3- Portable Fire Extinguishers required in areas where flammable liquids are stored, used or dispensed. Table 906.3(1) notes that an "ordinary hazard occupancy" must have a Class 2-A fire extinguisher within 75 feet of the storage/dispensing area. 3406.2.7 gives the guideline of a minimum rating of 20-B:C extinguisher be placed within 75 feet of the storage/dispensing area. E. Gasoline is classified as a Class 1B Flammable Liquid. Table 3405.3.4(2) notes the 276 to 750 gallon tanks should be placed a minimum of 10 feet from a lot line. Table 2206.2.3 notes Class 1 Flammable Liquids, with less than 6,000 gallon capacities, shall be placed a minimum of 15 feet from a lot line.
