When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in Iine for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. According to the design guidelines fireplaces are limited to gas or electric devices only and no open hearth solid fuel fireplaces will be allowed. I would like to install a heating appliance called the Fireplace Xtrodinair, I have enclosed a brochure on this fireplace and would like your approval to install it in my new home. This zero clearance wood burning fireplace is certified by the EPA as a clean burning, environmentally responsible heating appliance. It uses the latest catalytic technology to reduce emissions by 90% compared to conventional fireplaces. I have had this fireplace in my last home and it is an extremely efficient heat source. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to Gruenfeldt Construction dated April 21, 2005. CTL/Thompson. Inc. previously conducted a preliminary geotechnical investigation for the Cerise Ranch development and presented their findings in a report dated January 27, 2000, Job No. GS -2933. A field exploration program consisting of exploratory borings was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed residence will be a two story wood flame structure with an attached garage. Ground floor will be structural over a crawlspace for the residence and slab-on_grade in the garage. Grading for the structure is assumed to he relatively minor with cut depths between about 3 ;o 4 feet. We assume relatively light foundation loadings. typical of the proposed type of construction. These rocks are a sequence of gypsiferous shale, fine. -grained sandstone/siltstone and limestone with some massive beds of gypsum, 'l'here is a possibility that massive gypsum deposits associated with the Eagle Valley Evaporite underlie portions of the lot. Dissolution of the gyJpsttrn under certain conditions can cause sinkholes to develop and can produce areas of localized subsidence. Sinkholes were not observed in the itnmediate area of the subject lot. No evidence of cavities was encountered in the subsurface materials: however, the exploratory borings were relatively shallow, for foundation design. only. Based on our present knowledge of the subsurface conditions at the site, it cannot be said for certain that sinkholes will not develop. The risk of future ground subsidence on Lot 67 throughout the service life of the proposed residence. in our opinion, is low; however, the owner should be made aware of the potential for sinkhole development. If further investigation of possible cavities in the. bedrock below the site is desired, we should be contacted. FIELD EXPLORATION The field exploration for the project was conducted on May 4, 2005. Two exploratory borings were drilled at the locations .shown on Figure 1 to evaluate he subsurface conditions. 'fire borings were advanced with 4 inch diameter continuous `light augers powered by a track -mounted CME -45B drill rig. The borings were logged by a representative of Hepworth -r awlak Geotechnical, inc. .10b No. 105 333 Samples of the subsoils were taken with 114 inch and 2 inch 1.DD. spoon samplers. The samplers were driven into the subsoils at various depths with blows from a 140 pound hammer lalling 30 inches. This test is similar to the standard penetration lest described ley ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taker and the penetration resistance values are shown on the Logs of Exploratory Borings. Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS Graphic logs of the subsurface conditions encountered at the site are shown on Figure 2. The subsoils consist of about 1 foot of topsoil overlying medium dense and medium stiff to stiff. sand and clay with scattered rock fragments up to cobbles size. Relative dense, silty sandy gravel with cobbles and possible boulders was encountered beneath the sand and clay in Boring 2 at a depth of 22 feet. Laboratory testing performed on samples obtained from the borings included natural moisture content and gradation analyses. Results of swell -consolidation testing performed on relatively undisturbed drive samples, presented on Figures 4 and 5. indicate generally low to moderate compressibility under conditions of loading and wetting. The moderate collapse potential (settlement under constant load) when wetted shown on Figure 4 is probably due to sample disturbance during sampling caused by the gravel size rock fragments, The laboratory testing is summarized in Table 1. Groundwater was encountered in Boring 2 at a depth of 22 feet. No free w,,warer was encountered in Boring 1 at the time of drilling or when checked 1 day later and the subsoils were slightly moist to wet below groundwater. -4 - DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsurface conditions encountered in the exploratory borings and the nature of the proposed construction, we recommend the building be founded with spread footings bearing on the natural subsoils beneath the topsoil. The design and construction criteria presented below should he observed for a spread footing foundation system. 1) Footings placed on the undisturbed natural subsoils should be designed for an allowable bearing pressure of 1.200 psf" Based on experience, we expect settlement of footings designed and constructed as discussed in this section will be about 1 inch or less. Additional settlement on the order of 1 inch could occur if the bearing soils become wetted. 2) The footings should have a minimum width of 18 inches for continuous walls and 2 feet for isolated pads. 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least. 36 inches below exterior grade is typically used in this area 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also he designed to resist a lateral earth pressture corresponding to an equivalent fluid unit weight of at least 55 pcf. 5) The topsoil and any loose or disturbed soils should be removed and the footing bearing level extended down to firm natural soils. The exposed soils in footing area should then be moistened and compacted. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. job No. 105 333 -5 FLOOR SLABS The natural ort -site soils. exclusive of topsoil, are suitable to support fi ;lith loaded slab - on -grade construction. The clay soils have variable settlement potential after wetting. To reduce the effects of some differential movement. floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. floor slab control joints should he used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use A minimum 4 inch layer of sand and gravel, such as road base. should be placed slabs -on -grade as a leveling course and for subgrade support. This material should consist of minus 2 inch aggregate with at ]east 50% retained on the No. 4 sieve and less than 12% passing the No, 200 sieve. All fill materials for support of floor slabs should he compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all tunes after the residence has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95°%o of the maximum stand-.rrd Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions.
