This application for Planned Unit Development amendment is submitted by and onbehalf of LB Rose Ranch_LLC ("Applicant") pursuant to Section s 4.12.03 and 10.01.01 of theGarfield County Zoning Resolution of 1978, as amended, and addresses planning Areas("PA's") l-7 , 19, 20 and 21 of the Ironbridge Planned Unit Development heretofore approved bythe Board of county Commissioners for carneto county, colorado under Resolution No. 2004-20 as amended under Resolution No. 2006-35. The u*.-nd-.nt sought hereunder is as follows:
A zone district text amendment establishing within the zone districts hereinaboveidentified that for the purpose of measuring/enforJing building height limitations all suchmeasurements shall be taken not from the undisturbed or natural giound surface; but rather, fromthe gradient or ground surface established.after the completion oiall Lot graairg and excavationas approved by the County under the applicable grading plan.
This Zone District Text Amendment shall control and supersede the provisions of Section2'02'09 of the Gar-field County ZoningResolution of 1978, as amended, pertaining to themeasurement of building heights on the following identified Lots:
Ironbridge planned Unit Development, phase III - Lots l through 60; and
Ironbridge Planned Unit Deveropment, phase II, Filing l, Lot 225; Filng2 Lots 62 and,225-249; Filing 3 Lots 77-79, 2SO-Z7O and 271_296.

the Garfierd county pranning Department.

once the application is deemed technically complete, the staff Planner will send you a letter

schedured for your request to be heard before the pranning commission during a public

This application for Planned Unit Development amendment is submitted by and on

the gradient or ground surface established after the completion of all Lot grading and excavation
as approved by the County under the applicable grading plan.
This Zone District Text Amendment shall control and supersede the provisions of Section
2.02.09 of the Garfield County Zoning Resolution of 1978, as amended, pertaining to the
measurement of building heights on the following identified Lots:
Ironbridge Planned Unit Development, Phase III - Lots I through 60; and
Ironbridge Planned Unit Development, Phase II, Filing 1, Lot 225;Filing 2 Lots 62 and
225-249; Filing 3 Lots 77-79,250-270 and271-296.
