The proposed text amendment only controls measuring/enforcing building height limitations on the following lots: IRONBRIDGE PUD Phase l! Filing 1,Lot225 Filing 2, Lots 62 and 225-249 Filing 3, Lots 77-79,250-270 and 271-296 Phase ll! This standard does not aPPlY. -2- O Bocc oslrolzoo' cR IV VISUAL IMPACT STUDY A visual impact study was included in the original Planned Unite Development submittal and conducted on October 7th, 1998, by Norris Design. ln order to determine visual impacts as represented in the original submittal, Norris Design revised the existing study on May znd,2OO7 . lt is represented that the proposed Text Amendment will create an adverse impact in regards to lot 24, Phase lll. The Applicant has proposed to restrict lot 24 to a single story development to mitigate this impact. V SUGGESTED FINDINGS 1.) The Application is in conformance with Garfield County Zoning Resolution of 1978, as amended; 2.)
