I REQUEST
The Applicant is proposing a PUD text amendment to allow building heights to be
measured from the established grade after completion of all lot grading and excavation,
as represented in the applicable grading plan.
The proposed text amendment only controls measuring/enforcing building height
limitations on the following lots:

Phase l!
Filing 1,Lot225
Filing 2, Lots 62 and 225-249
Filing 3, Lots 77-79,250-270 and 271-296
Phase ll!
Lots 1 through 60
Lots within lronbridge Planned Unit Development not identified in the requested text
amendment are subject to building height requirements as defined in $2.02.09 of the
Garfeild County Zoning Resolution of 1978, amended.

IV VISUAL IMPACT STUDY
A visual impact study was included in the original Planned Unite Development submittal
and conducted on October 7th, 1998, by Norris Design. ln order to determine visual
impacts as represented in the original submittal, Norris Design revised the existing study
on May znd,2OO7 . lt is represented that the proposed Text Amendment will create an
adverse impact in regards to lot 24, Phase lll. The Applicant has proposed to restrict lot
24 to a single story development to mitigate this impact.
V SUGGESTED FINDINGS
1.) The Application is in conformance with Garfield County Zoning Resolution of
1978, as amended;
2.) That for the above stated and other reason, the proposed text amendment is in
the best interest of the health, safety and welfare of the citizens of Garfield
County;
