The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. All bathrooms must be complete, with washbowl, tub or shower, toilet stool, hot and cold
running water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all IBC and IRC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made;
8. A final inspection sign off by the Garfield County Road & Bridge Department for driveway
installation, where applicable; as well as any final sign off by the Fire District, anchor State
Agencies where applicable.

ABOVE ITEMS HAVE BEEN COMPLETED.

In order to understand the scope of the work intended under a permit application and expedite the
issuance of a permit it is important that complete information be provided. When reviewing a plan
and it's discovered that required information has not been provided by the applicant, this will result
in the delay of the permit issuance and in proceeding with building construction. The owner or
contractor shall be required to provide this information before the plan review can proceed. Other
plans that are in line for review may be given attention before the new information may be reviewed
after it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. Also, please consider
using a design professional for assistance in your design and a construction professional for
construction of your project. Any project with more than ten (10) occupants requires the plans
to be sealed by a Colorado Registered Design Professional.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following checklist prior to
and during design. Applicants are required to indicate appropriately and to submit the
completed checklist at time of application for a permit.
Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and
drawn to scale.

Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line
and original grade. A section showing in detail, from the bottom of the footing to the top of the roof,
including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation,
sheeting, house -rap, (which is required), siding or any approved building material. Engineered
foundations may be required.
A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be
designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind
speed, wind exposure B or C, and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must be incompliance with the 2003 IRC.
1. Is a site plan included that identifies the location of the proposed structure or addition and
distances to the property lines from each corner of the proposed structure(s) prepared by a
licensed surveyor and has the surveyors signature and professional stamp on the drawing?
Properties with slopes of 30% or greater must be shown on the site plan. (NOTE
Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft.
of a property line and not within a previously surveyed building envelope on a
subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's
signature and professional stamp on the drawing. Any structure to be built within a
building envelope of a lot shown on a recorded subdivision plat shall include a copy of
the building envelope as it is shown on the final plat with the proposed structure located
within the envelope.

information at the request of the Building Official prior to beginning the plan review process. Delays
in issuing the permit are to be expected. Work may not proceed without the issuance ofa permit. If
it is determined by the Building Official that additional information is necessary to review the

Based on the information you have provided the Architectural Control
Committee (ACC), approval is given to construct a single family residence on Lot
59, 0298 Silver King Court, Oak Meadows Ranch.
This approval applies only to the project as described in your application,
including plans and specifications reviewed and approved by the ACC on March
27, 2006.
Please note and observe the attached ACC Rule 14, concerning
Construction Requirements, and in particular take all necessary measures to
guard against damage to the roadway during construction activities.

12.3 On sloping sites, areas uphill and downhill of the structure shall include fire
prevention measures, as specified in CSFS #143-691, beyond 30' of any
structure.
13. LANDSCAPE
13.1 Landscaping shall be designed to blend with and complement the natural
vegetation of the adjacent commons area. Use of natural vegetation is
encouraged.
13.2 Low water gardening (Xeriscaping) is encouraged.
13.3 Landscaping of each lot shall be designed to encourage water conservation.
13.4 Irrigated acreage shall not exceed applicable limits, as follows:

14. CONSTRUCTION REQUIREMENTS
14.1 Reguirements Generally
During construction of any structure or improvement, the lot owner and contractor are
responsible for conducting work so as to minimize hazards, offsite impacts and
inconvenience to other residents of the subdivision. in particular noise, dust, trash
accumulations and unsightliness shall be minimized.
14.2 Trash and Debris
During the course of construction of or modification to any permitted structure or
improvement, the lot owner shall be responsible for the containment and the timely
removal of all refuse, garbage and trash. Trash and debris shall be contained in a
dumpster or other suitable containment structure. Roadside ditches and gutters,
adjoining and neighboring lots and commons areas shall be kept clear of construction
debris and trash. Dumpsters shall be confined within property boundaries.

Culverts, or other temporary measures if approved by ACC, shall be installed prior to
commencement of construction activity to protect drainage ditches adjacent lots 1-34
and 47 — 60, and Beaver Court. These may be temporary culverts, with permanent
culvert to be installed prior to driveway construction.
14.4 Vehicles, Trailers, Equipment
Vehicles, trailers and construction equipment, including temporary construction trailers
for storage of equipment, shall be parked, operated, maintained or otherwise situated to
prevent hazards, obstruction of traffic, and damage to offsite areas, including roadways
and drainage ditches. Parking in ditches is prohibited. Equipment shall be unloaded
on the lot approved for construction, and care shall be taken to prevent damage to
roadway and ditches.
14.5 Adlacent Lots
Use of adjacent areas or lots during the construction period is prohibited; Provided,
however, ACC may issue an Adjacent Area/Lot Use Permit, with consent of the owner
of such adjacent area or lot.
14.6 Construction Fencing
14.6.1 Construction fencing, shall be placed around the building site prior to
commencement of construction, with placement as shown on the Site
Plan submitted with the Application.
14.6.2 Construction fencing shall be at least 42" high.
14.6.3 Construction activities shall be confined within the construction fence.
14.7 Construction Deposit
14.7.1 Each applicant, or applicant's contractor, shall make a construction
deposit prior to ACC's issuance of approval for change to condition of
property. The deposit shall be held as surety for the performance of
these Construction Requirements, and may be applied by ACC, in whole
or in part, if determined necessary, to:
(1) Clean trash and debris from the lot approved for construction;
(ii) Clean trash and debris resulting from such construction where
deposited on neighboring lots and/or commons area;

(iii) Remove dumpster or other trash containment structures;
(iv) Clean and/or repair culverts, roadside ditches or gutters damaged or
impacted by construction activity;
(v) Repair roadway where damaged by construction activity.
14.7.2 Return of the deposit may be requested by the lot owner or contractor
after construction has been completed and site clean up has occurred.
ACC shall return such deposit, in whole or in, part, after determination that
construction is completed as required and in conformance with ACC
approvals, and that such deposit is no longer necessary for the purposes
specified in Section 14.7.1, (i) W (v), above.
14.7.3 If ACC determines, after inspection, that the deposit is needed for clean
up or repairs to the construction site, notice of such determination shall be
given to the owner, or owner's contractor, together with a statement of the
unsatisfactory condition(s). The owner shall be requested to address
such unsatisfactory condition(s) within a specified period of time, not to
exceed 30 days. The owner may request a meeting with the ACC for
purposes of reviewing the ACC determination and requirements as to the
unsatisfactory condition(s). If ACC determines that such unsatisfactory
condition(s) have not been corrected within the specified time period, the
deposit shall be used to address the unsatisfactory condition to the extent
possible. The person who made the deposit shall be advised, in writing, at
the address provided in the Application, of the forfeiture of the deposit.
14.7.4 Provided, the ACC shall not assume responsibility for clean up or repairs
to any site in excess of the amount of the deposit.
14.7.5 Interest on the deposit , if any, shall be retained by the ACC and may be
utilized for associated administrative costs, such as mailing.
14.8 Damage to Roadway
In addition to the construction deposit, as provided in 14.7. above, Declarant or ACC
may assess, to any lot owner causing such damage, the cost of repairs for damage to
roadways resulting from construction equipment or activity.
