Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that . required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. This letter has been prepared to provide documentation of the items in question (copy attached). The response to the items are listed as referenced on the attached notice. 1) adequacy of header above door on south side loft. This door configuration was modified from the original design due to the overlap with the breakfast nook roof line. The door header consist of a double 11 7/8" LPI over a triple 2x12 header that transfers load to the triple 2x6 columns on each side of the door jam. Review of our analysis for this door header indicates that the triple 2x6 or the double LPI alone should have been sufficient to transfer the load to the columns. 2) SIPS Panel/Installation? valleys? We have attached the "R -Control Load Design Charts" for the 9 /" core panels used on the project. Review of the Load charts and the application indicates that the foam or non structural splined span of 12 ft can be used throughout the structure for the live and dead loading with a factor of safety of 3. The valley(s) in question have an unsplined span of less then 8 -ft in all cases. 3) support of logs The log frame system was design to bear on 2x6 shims that bear directly on the concrete walls or 2x6 frame walls accordingly. All 2x6 shims are anchored to the concrete via lag bolts, each other via nails and/or the frame via Lags and/or nailers. The logs are stamped as structural logs from the manufacturer "Frontier Log Homes' out of Montrose CO. 4) Breakfast nook -ridge support This wall and header was modified during construction due to the limitations of the three roof lines in this corner. The concrete frame was reduced in height to allow for the log, roof and wall system to connect above the breakfast nook into the loft wall area. The outside wall of the breakfast nook was modified to provide a 2x6 A -frame gusset plate attached to the concrete hanging wall and thrust blocked into the concrete comer logs. The appearance of strain in the window buck occurred during placement of the concrete. A structural failure of the ICF foam blocks at the base of this wall resulted in a slight shift of the frame. Once the concrete wall solidified no change has been observed in this header and/or window buck. 614/2008 4:15:40 PM C:'Documents and Settingsldon_berger\My Documents\Berger Personnalllnspection Ltr Requested 5-29-08.doc Framing Inspection Info Requested 5-29-08 June 3, 2008 Page 2 of2 Items No 2, 3, 4 and 5 were missed by the carpenters during assembly and will be modified (i.e. wrong window(s) in the wrong buck(s)). We appreciate your identification of these deficiencies and will have them corrected prior to your insulation inspection. The exterior deck posts are adhered to the #9 all -thread bar via subfloor glue. The bond strength between the 12 -in long (min) bar and the wood post provides the uplift resistance to far exceed the anticipated loading for this system. We hope that this letter will assist your office in documenting the design and implementation of the structure associated with the project at 4451 CR 117 permit No 9886. We are confident that your inspection in the future will find the remaining deficiencies identified remedied. We have conducted an independent inspection of the project and have requested the carpenter provide additional structural improvements as well. You can be assured that Rock Solid Solutions will adhere to the guidelines set out by the ICS Building Code and be in accordance with our permit requirements. Oct 07 2008 11:44AM URS GLENWOOD SPRINGS 9709422259 p.2 October 3, 2008 Mr. Don Berger 713 Cooper Avenue Glenwood Springs, CO 81601 RE: As -Built On-site Wastewater System (OWS), Berger Residence at 4451 G.R. 117, Garfield County, Colorado, , SE Job No. 27090.01 Dear Don: Pursuant to County Regulations, this letter provides documentation that the new Onsite Wastewater System (OWS) recently installed is in general compliance with the permitted design. Sopris Engineering has documented the aa built conditions of the constructed system, We have coordinated our efforts with the property owner and system installer. The system was inspected prior to backfilling and after component installations were complete. The as. built conditions and installation of the new OWS components is in compliance with the permitted design specifications for the system. The as -built size and performance specifications of the new OWS system aro In compliance with the specifications on the design drawing. The System was installed in accordance with State and County Regulations; the design presented in the Sopris Engineering design drawing ,specifications and details, dated May 24, 2007. The septic tank was installed adjacent to the north side of the house. A 2500 -gallon dual compartment concrete septic tank was installed with an effluent filter installed in the outlet tee and risers with lids to the surface. A new gravity line from the house to the tank was installed. A cleanout was installed adjacent to the side tank inlet port. The absorption field was constructed with 1 bed containing 4 rows with a total of 42 Elgen In -Drain units was placed in the bed over 12 inches of filter sand. A distribution box was installed next to the field to distribute effluent, to the perforated laterals in each row, via individual 4" distribution lines connected at the head of each each row. Flow regulators are installed on each outlet port to allow equal distribution &effluent to each row in the bed. Inspection ports were installed at each corner end and each terminal end of the perforated distribution pipes. The individual trenches were installed level with 12" of concrete sand overlying suitable native soils below the.In- Drain units. Four -inch perforated distribution pipes run along the top center of the 1n -drain units in each trench: The In -drain units are installed per manufacturer's requirements. The top and sidewalls of the treatment units, sand layer and distribution pipe is installed in a filter fabric envelope. The trenches are backfilled over the In -Drain units to a slightly mounded finish grade approximately 18"-36" above the distribution pipe. The construction was completed utilizing specified materials installed according to design. The constructed field is being revegetated. OWS Operation and Maintenance All components of the engineered OWS shall be inspected on a regular basis and be properly maintained, The re establishment of vegetative cover over the field and responsibility for operation, inspection and maintenance of the system will remain with the Lot Owner or the owners representative. The owner shall periodically inspect the OWS and perform all maintenance and repairs as necessary to ensure that the system is in good operating condition and performing as designed. The OWS should require minimal maintenance. Several factors influencing the need for maintenance include: actual wastewater flows versus design flows, the volume of kitchen/domestic waste (excluding 502 Main Street • Suite A3 • Carbondale, CO 81623 • (970) 704-0311 • Fax (970) 704-0313 SOPNIS ENGINEERING • LLC civil consultants Oct 07 2008 11:44AM URS GLENWOOD SPRINGS 9709422259 p.3 Don Berger SE Job No. 27090.01 October 3, 2008 Page 2 human waste and toilet paper), excessive household chemicals and other toxic liquids. The tank, sanitary tees and effluent filter should be visually inspected bi-annually for clogging debris, damage, leaks, or other potential problems. In general, for a properly utilized system, septic tanks should be pumped and inspected every 2 - 4 years. The effluent filter should be cleaned every six months and at the time of pumping, Absorption fields should be maintained with suitable vegetative cover and kept free of root invasive plants. Positive surface drainage away from the absorption field should be maintained, If you have any questions or need any additional information, please call. Sincerely, SOPRIS ENGINEERING, LLC Paul E.
