Gentlemen:
We have submitted an application for a variance to build a guest house on
our property, Lot 21, 0475 Road 167, Glenwood Springs, Colorado.
At the request of the Garfield County Planning Department, we are also
submitting this letter to the Board of County Commissioners in order to
apprise them of the reason for our request.
Our reason for the construction is that our son, Kenneth Huff, will be
moving to Colorado within the next month, and due to the high cost of
housing, we, the parents will occupy the proposed guest house while our
son will reside in our present residence.
We are aware that this structure is for the use of the immediate family
only, and is in compliance with our application.
Other requirements of the Garfield County Planning Department have been
fulfilled and are on file in that office.
Your consideration for our application will be appreciated.

Dear Mr. Mannino:
This letter is in response to your letter of March 2, 1982 regarding
our application to build a guest house on our present property.
You have requested the following through your correspondence:
1. Copy of Well Permit
Our permit number is 028055, dated July 25, 1966, and
in accordance with our conversation on March 3, you said
you would contact the State Water Department concerning
the permit for the water well.
2. Square footage of the proposed guest house is under 1000 sq. ft.
3. Side yard setback of the proposed guest house is 10' south of
northern east -west property line.
4. Letter to the Board of County Commissioners and copy to your
office is attached to this letter.
5. Proof of a permitted septic system.
Our system was installed in 1966 at which time no permits were
required. However, in checking with Robert Downs and two local
reputable plumbers, they have assured me that our system is
most modern and very adequate for the additional use. (Bob Downs
was the previous owner of this residence and property).
To the best of my knowledge, we have complied with all the requirements that
have been given to us to proceed with our application. Should you need further
