5. A copy of Assessor's map showing property; and a listing of all adjoining property
owners and property owners within 200 feet of said property. Notice containing
information described under paragraph 5 shall be mailed to all owners of record of
these lots at least 5 days prior to the hearing by certified return receipt mail.
6. Notice including the name of the applicant, description of the subject lot, a
description of the proposed special use and the time and place for the hearing shall
be given in the newspaper of general circulation in that portion of the County at
least fifteen (15) days prior to such hearing time. Applicant shall bear the cost
of advertising.
7. A fee of $500.00 shall be charged for each application and shall be submitted with
the application
This Special Use Permit is in compliance with Sections 5.03 and 9.03 of the Garfield
County Zoning Resolution and as per application.
List all property owners within 200 feet of subject property lines.
Attach map showing all improvements (present and proposed) and all pertinent distances
and area. Show all improvements on your property and adjoining property within 200 feet of
your boundary.

Let us introduce ourselves. We are Ben and Celine Krueger, the
owners of the Three. Mile Trailer Park. We have lived in Vail,
Colorado, for the last 17 years. I am the Vail Golf Course
Superintendent.
.We became owner of the Park just over a year ago and since then
we have improved the park' substantially. We have regraveled and
graded the roads trice, improved the drainage, especially in the
parking areas and are in the process of rip rapping the stream
banks to prevent further erosion and for

rebuilt the old wooden bridge crossingve
and strong concrete structure. Some of the large trees

trimmed and much of the underbrush has been cleaned up
hiding the natural beauty of the stream.
We have added regular services to the park - trash, snowplowing,
etc. The whole atmompheret°a pleasant ans dbclean placeset

Esthetically it is one of the nicest parks I've seen. Theecrees,
stream and surrounding mountains help it become a quiet,
area with a cozy roomy feeling.
\e are hoping to add 3 mobile homes to the park. My feelings
are that we are not expanding the park as much as we are filling
some vacant areas that are very well suited for additional mobile
homes. We would be creating

families to live and
to help offset the improvement expenses of the park.
If the additional home sites are approved we would ready the areas
and install the utilities this summer.
We have met all the requirements for the additions as prescribed

Commencing at an iron post with a brass cap, found in place and properly
marked for the northwest corner of said Section 27; thence along the
west line of said northwest quarter of the northwest quarter of Section
27, South 00 degrees 04 minutes West a distance of 1332.17 feet, to the
true point of beginning, with all bearings contained herein being relative
to a bearing of South 88 degrees 37 minutes East between the northwest
corner of said Section 27 and the north quarter corner of said Section
27; thence North 89 degrees 52 minutes 30 seconds West a distance of
237.15 feet, to a 2 1/2" diameter steel pipe found in place; thence

Dear Sir:
We have looked at the fire protection at your Three Mile
Trailer Court in Glenwood Springs.
At the present time there is not any water- lines in the area
large enough to have any fire plugs on so as an alternate we
could make two dry hydrant pumper locations one near- the
bridge and one near trailer number- two. This would give us a
much needed water supply at your trailer court and with these
addittions we would feel comfortable allowing the addittion
of the two trailer- spates you desire to put in.
Enclosed is a diagram of the specs. for building the dry
hydrants. if we can be of any help to you in instaling these
please feel free to call on us.
