A ::ESOLUTION CONCERNED WITH THE APPROVAL OF A SPECIAL USE PERMIT APPLICATION 1'
Fred Inglehart.
WHEREAS, the Board of County Commissioners of Garfield County, Colorado has received
an application from Fred Inglehart for a special use permit for a commercial park, with
two uses on the following described tract or land:
a parcel of land situated in Section 6, T6S, R89W of the 6th Principal
Meridian of Garfield County, Colorado
WHEREAS,.pursuant to required public notice, the Board coaducted a public hearing
on the 18th day of January, 1982, upon the question of whether the above described
special use permit should be granted or denied, at which hearing the public and interested
persons were given the opportunity to express their opinions regarding the issuance of
said special use permit; and
WHEREAS, the Board on the basis of the evidence produced at the aforementioned hearing,
has made the following determinations of fact:
1. The proposed use is compatible with the uses existing and permitted in the district
in which it is to be located, provided that -certain hereinafter contained conditions be

2. That neither the impact c -i traffic volume and safety or o. utilities, or any other
impact of the special use will be injurious to the established neighborhood or zone district
in which the special use is to be located.
NOW, THEREFORE, BE IT RESOLVTD by the Commissioners of Garfield County, Colorado,
that a special use permit be and hereby is authorized permitting the use of the above
described tract of land for a commercial park, with two uses, upon the following specific
conditions:
1. That the use of the tract of land comply with all present and future regulations
of Garfield County relating to a commercial park in the zone district in which the property
is now or mny later be located;
2. That, prior to the issuance of the authorized special use permit, the above des-
cribed tract of land shall be severed from any other tract of land upon which there may
exist a principal use, unless such other such principal use has been terminated at the
time of the issuance of the special use permit;
3. That the allowable uses shall be as follows:
a. Office for conduct of business or profession.
b. Wholesale and retail establishments including sale of drygoods: furniture;
appliances; automotive and vehicular equipment; hardware; clothing; building
materials; feed; garden supply; and plant materials.
c. General service establishment including repair of appliance; shop for
blacksmith; cabinetry; glazing; machining; printing; publishing; plumbing;
sheet metal.
4. That only two uses shall be allowable under this permit.
5. T'nat all outside storage areas shall be fenced.
6. That the applicant provide a 15' easement for extension of the watei line south
through the property to Highway 6 & 24.
7. That a fire hydrant be located on the site.
8. That an access easement for the Storm King Trailer Park be conveyed to the park;
and that at such time as this access is developed, the access shall meet county
road specifications.

9. That the site plan be realigned to separate the required parking from the
proposed access serving the Storm King Trailer :ark; landscaping, islands,
etc., to indicate and maintain this separation shall be used.
10. That the Planning Department receive a copy of the State Highway permit for
expanded uses (commercial park, and access for the trailer park) on the property.
11. That the revised site plan he. sent to the City of Glenwood Springs Fire
Department and Planning.uepartment for any .additional comments.
12. That all proposals of the applicant be considered conditions of approval -unless
stated otherwise.
• Also, that -the applicant_ be responsible for enforcing "riO PARKING" along she
zccess easement for Storm King Trailer Park; and that islands, vege€:'_,Tr_ hu:fers,
or other provisions be ivade to control traffic flows and discourage pE.rkin4;
:within the easement.
• That the access easement be reduced to 50' in width.
