Requirements:
1. Plans and specifications for proposed use.

Evidence of road access and other information deemed necessary.
3. A vicinity map, drawn to scale, depicting the subject property,
location and use of buildings and structures on adjacent lots.
An impact statement on the proposed use where required by Sections
5.03-5.03.12 of the Zoning Regulations.
5. Notice, including the name of the applicant, description of the
subject lot, a description of the proposed special use and the time
and place for the hearing, shall be given in the newspaper of general
circulation in that portion of the County .at least fifteen (15) days
prior to such hearing time. The. applicant shall bear the cost of
advertising.
6. A copy of Assessor'smap showing property; and a listing of all
adjoining property owners of said property. Notice, containing
information described under paragraph 5, shall be mailed to all owners
of record of these lots, at least 5 days prior to the hearing, b
certified, return receipt mail, and the receipts shall be presented at
the hearing by the applicant.
7. A fee of $500.00 shall be charged for each application and shall be
submitted with the application.
8. Attach copy of proof of ownership (deed; title insuance).
This Special Use permit is in compliance with Sections 5.03 and 9.03 of
the Garfield County Zoning Resolution and as per application.

It is understood and agreed that the Grantor retains

for other purposes which do not interefere with the surface
for the uses conveyed by the within easement. Any damage
caused by construction of such leaching field shall be
repaired at the expense of the Grantee and its successors
and assigns. It is further understood and agreed that the
Grantee shall construct no permanent structures upon the
property which is the subject matter of this easement,
except for improvements in surfa(:ing, including asphalt

installation. It is further understood and agreed that
Grantee shall be responsible for the payment of any ad
valorem taxes which may, in the future, be levied against
the property. The term Grantee is herein defined as the
owner of Lot 3.
The undersigned, for itself, its successors and

structures or improvements shall be placed on said easement
by Grantor, its successors or assigns, and that the use of
said easement shall not be otherwise obstructed or

Per the request of Chris Greenwald of Denver Commercial
Builders company I submit the following information:
The "Van Rand Park" consists of 11 lots available for
development. The original development was completed in 1974
from engineering specifications prepared by Jerry Gamba of
Eldorado Engineering Company of Glenwood Springs. To the best
of my knowledge the utilities were installed according to
these plans and specifications.
WATER SYSTEM: All lots are serviced by a water well system
pumping thru a 6" diameter water line up to a pair of 10,000
gallon steel storage tanks located above the Park. Each lot
is then served by individual service lines and fire hydrants
are located along the 6" main line.
SEWAGE DISPOSAL SYSTEM: An 8" gravity sewer line is available
for each lot for domestic sewage collection. An aerated sewage
treatment plant with a design flow of 2000 gallons per day
serves the 11 lots and the effluent is disposed of in an
underground absorption field. A copy of the engineer's
original design criteria is attached for your reference.
The internal roads are maintained by the Association as are
the water and sewer systems from funds collected quarterly
from each lot owner.
