Although the DRC does not have purview over this structure we do appreciate being kept informed as to the progress. It is our understanding that the original location would not work due to a drainage/utility easement. It is also our understanding that the plans that the DRC reviewed several • months ago remain unchanged. The DRC does have a recommendation regarding the new location. When the parking lot was constructed the residents on River Glen immediately to the east of the berm adjacent to the parking lot objected loudly to the installation of that lot. DRC would recommend that the comfort station be tucked into the existing berm as much as possible with additional landscaping to screen any visual impact the comfort station may have on the neighbors to the east. j ce4 ' ° -sh, e Lamont, Administrator Aspen Glen Design Review Committee PO Box 400 • CARBONDALE, CO 81623 OFFICE 970-963-3362 • Ilamont@soprts.net II A MEMORANDUM To: Dave Fiscus Cc: Jeff Teich From: Josh Smith, John Muir Architects Date: July 27, 2005 Project: Aspen Glen Comfort Station RE: Easement Encroachment Enclosures: 3 pages including memorandum Dave Fiscus, This memo is to make you aware that Aspen Glen will need to remove the easement for the storm drain that runs roughly from east to west under the Comfort Station. Hope not to busy to enjoy the heat or get away from the heat. John Muir Architects is planning to submit plans to you for a "Comfort Station" (bathrooms) to be built next to the tennis courts. I forget if 1 stamped a set of plans with a DRC stamp. The DRC did not have an official review capacity over these plans but we did a complimentary review to make sure the quality of the building was consistent with Aspen Glen standards and to be able to answer any questions coming from the residents. In a similar vein, DRC did not require a road impact fee or builder's completion bond. I wanted to mention in case you saw this type of documentation for other properties (the architect wanted me to make sure there that I mentioned this to you {although I don't think you check that unless I ask you to hold permits, right?}).
