When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. 1 Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. l . Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. County road 300 dead -ends into our property and that is highly unlikely to ever change. Picture 4 ii. The county preforms no maintenance of the road beyond our 2nd driveway or mailbox. Picture 4a iii. Any improvement in the care or looks of the road will most likely be left up to my wife, Jody and I not the county as this road is very low on the county list to improve sense we are the only ones who use the road at its end. iv. In the past we have paid to have the road sealed, we have graveled and filled pot holes, and even watered the road to keep the dust down, and paid to have some of the trees trimmed hanging out over the road. 1 have requested this maintance of the road over the past ten to twelve years with little response. With a green belt on one side of the road and us on the other it would appear that Future development of this road would be improbable. I have requested the County finish paving or seal the last 1000 ft of road for the last ten years. 'About four years ago I paid to have a company seal about three hundred feet of the road to help with the dust caused by the road at a cost to me of about three thousand dollars. The county has gone over what we sealed one time sense. 6. This project will improve safety of road site by improving visibility along edge of road. Included are pictures of the curve and the trees from the right side of the road blocking to a great extent the on coming traffic. Pictured in #5 and improvement in Picture #6 In the event of two cars corning around the curve this wider road side area would give a car more room to maneuver to miss hitting another car. ptcfaiefr. ee 7 The county has never done any weed control or dust control along this area of the road over the past 12 years. This improvement to the road would allow us to care for the roadside much easier and more consistently. 8. Other houses along the road have fences within 8 feet or less of the road. One house is so close to the road that the middle of the living room is less than 20 feet from the road edge which shows as the county easement as well. The fence is only 8 feet from the road edge where ours is required to be 20 feet. 9. Several of the fences along this road have been built within the last five year. There has also been dirt hauled in and mound up along the county road. A couple of the fences are close to if not over 4' tall. Our experience with this type of retaining wall spans about ten year. We also have about 2000 ft of wall with the same construction in several areas of the property and have had no problem what so ever. Some of the walls are ten years old and have not changed a quarter inch in that period. The type of soil backing the retaining wall along the easement is heavy rock gravel that has little to no movement as silt or sand would have. Soil pictured. below. 12. The block wall we are putting up would be easy to move in the future if the need occurred. if in the event that for some reason the wall did fail at even it's highest point it would still would not reach half the distance to the road, therefore it would not endanger any motorist by landing on the roadway. However, the failure of this wall is pretty much not possible do to the stability of the ground and lack of possible moisture reaching the wall. 13. In the future, if for any reason the county wanted to widen the road or ad or maintain utilites, the work we are doing now, would make it much easier for the county to do so, as it greatly improves the county access to the easement. 14. Our goal as a property owner in the county is to help the county inspire others to clean up their places as well as our own. From the time 1 bought the property to now it has gone from pretty .much an eyesore, which no one wanted, to a very beautiful area. 1 bought the property from the county there was only one other person willing to put in a bit on the 10 acres, and did so at only $21,000.
