When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to T & 0 Builders, dated September 14, 2005. The residence will be a two story wood frame structure over a partial basement level. Ground floors will be slab -on -grade in the basement and attached garage areas, and structurally supported over crawlspace in the non -basement portion. The building has been designed to be supported on spread footings assuming, an allowable soil bearing pressure of 1,500 pall The ground surface has a strong slope down to the west. At the time of our visit to the site, the foundation excavation was essentially complete and had been cut in generally two levels from about 3 to 9 feet below the adjacent ground surface. The soils exposed in the bottom of the excavation consisted of stiff, sandy silty clay in the shallower cuts and stiff, sandy silty clay with basalt gravel, cobbles and boulders in the deeper cut areas. Results of swell -consolidation, testing performed on samples of the clay taken from the site, shown on Figure 1, indicate the soils are moderately compressible under conditions of loading and wetting. One of the samples showed a minor swell potential when wetted under a constant light surcharge. No free water was encountered in the excavation and the soils were slightly moist Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable bearing pressure of 1,500 psf should be adequate for support of the proposed residence. There could be some post -construction movement of the foundation, if the bearing soils become wetted. Precautions should be taken to prevent wetting of the bearing soils. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils in footing areas should be removed and the bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate soil cover above their bearing elevations inr frost protection. Parker 303-841-7119 • Colorado Springs 719.633-5562 • Silverrhorne 970-468-1989 OCT -11-2005 13:45.. H—P tEOTECH T & C, Builders October 10.2005 Page 2 P.03/04 Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 55 pcf for on-site soil as backfill. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the basement walls and prevent wetting of the lower level. Structural fill placed within floor slab areas can consist of the on-site soils, excluding topsoil and oversized rocks, or suitable imported granular soils compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be well compacted and the surface graded to prevent ponding within at least 10 feet of the building. Landscape that requires regular heavy irrigation, such as sod, and sprinkler heads should not be located within 5 feet of the foundation. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. if the client is concerned about MOBC, then a professional in this special field of practice should be consulted.
