When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider sing a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Dear Mr. Mullenax: As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed two backhoe pits at the subject site on July 15, 2005 to evaluate the soils exposed for foundation support. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to you, dated July 12, 2005. The proposed residence will consist of a single story wood frame structure over a walkout basement level. Basement floor will be slab -on -grade. We understand that excavation for the proposed residence will involve relatively shallow cuts on the order of 3 to 4 feet below the original ground surface, and the uphill foundation wall will be filled up to the upper, main floor level. The site of the proposed residence will be located roughly in the same place as the existing residence, which will be razed prior to the new construction. The ground surface adjacent to the existing residence is relatively flat with a gentle slope down to the west. At the time of our visit to the site, we observed two backhoe pits, one uphill (southeast) and one downhill (northwest) of the existing residence. The pits had been excavated by the client prior to our arrival on-site. The soils exposed in the pits consisted of about 11/2 feet of topsoil and 3'A feet of medium stiff, sandy silty clay overlying basalt fragments up to boulder size in a sandy silty clay matrix down to the pit depths of 51/2 and 6 feet. Results of swell -consolidation testing performed on a sample of the clay taken from the southeast pit, shown on Figure 1, indicate the soils have low to moderate compressibility under existing moisture conditions and light loading and a low collapse potential (settlement under a constant Toad) after wetting. The sample showed moderate compressibility with increased loading after wetting. Test results on a sample taken from the northwest pit at a depth of 2 feet indicated a moisture content of 21.6%, dry density of 99 pcf and percent finer that No. 200 sieve (silt and clay fraction) of 93%. No free water was encountered in the excavation and the soils were moist. Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural soils designed for an allowable soil bearing pressure of 1,500 psf should be adequate for support of the Parker 303-841-7119 • Colorado Springs 719-633-5562 • Silverrhome 970-468-1989 #0000Mervil "Red" Mullenax July 28, 2005 Page 2 proposed residence. The upper clay soils tend to compress when wetted under load and there could be some post -construction differential settlement of the foundation if the bearing soils become wet. Footings should be a minimum width of 18 inches for continuous walls and 2 feet for columns. Loose disturbed soils in footing areas should be removed and the bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 55 pcf for on-site soil as backfill. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the basement walls and prevent wetting of the lower level. Structural fill placed within floor slab areas can consist of the on-site soils compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the building. The recommendations submitted in this letter are based on our observation of the soils exposed within the backhoe pits. This study is based on the assumption that soils at other parts of the building have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. If you have any questions or need further assistance, please call our office.
