A RESOLLITiO}I CONCERNtrD I,./ITH THE CONDITICNAL APPROVAL CF A
SPECfAL LISE PEr\MIT ;IPPLICATiON BY LEE MCRGAN.
$IHEREAS, the Board of County Commissioners of Garfield
County has receirred an applicati on from Lee Morgan for a
special use perinit for expansion of a non-conforminE mobile
home park to 45 mobile irome spaces on the following described
tract of lanc z
A tract of land comprising 7 .9L3 acres, more or
less, located in SE/45\{/4 of Section 9, Township
6 South, Range 89 tr^iest of the 6th P.M., Garfield
County, Colorado, specifically described in an
instrument recorded at Book 550, Page 92l- of the
reccrds of. the Garfield Count.y Cl-erk and P.ecorder;
and
WHEREAS, pursuant to required public notice, the Board
conducteci a pubiic hearing on the 14th oalr of July, 1980,
upon the questi on of whether the above Cescribed special usepermit shouid be granted or ienied, at which nearing thepublic and inierested. persons were given the opportunity to
express their opinions regard.iag the issuance of said special
use permit; and.
WIIEREAS, the Board on the basis of the evidence produced
at the aforementioneo hearl-ng, has made the foliowing deter-
minations of fact:
1. The proposed use is compatible with the uses existing
and permitted in the district in whi-ch it is .'o be located,
provj-deo that cerLain hereinafter contained conditions be
complied with.
2. That neither the impact on traffic volume and
safety or on utilities, or any other i:rnpact of the special
use will be i.njurious to the established neighborhood or
zone district in which the special use is to be located.
NOW, THEREPORE, BE IT RESOLVED by the Commissionersspecial use perrnit be
the use of the above des-
cribed tract of }and for expansion of a non-conforrning mobile
home park to 45 mobile horne spaces, upon the following spe-
cif ic coriditions:
1. That the use of the tract of land comply with allpresent and future regulations of Garfield County relating
to mobile home parks, ot.her than pree:<isting non-conforming
uses, in the zone district in which the property is now or
may later be located i
2. That, prior to the issuance of the authorized special-
use permit, the following conditions shal-L be satisfied:

a) That the roadways presently extending east and
vrest- of the open area be eonnected. a.t the north end of theproperty, improved for use by conventional motor vehicle,
and restricted to one-way traffic;
b) That the applj-cant make arrangrements for centraltrash collection in the mobile home park in a manner mi-nimizingdisruption of the occupants of the mobj-.Ie home park,
e) That the mobile home park be provided with eithera fire hydrant or other water supply which will provide an
adequate supply of water to the mobile home park for fireprevention purposes;
d) That the Board of County Commissioners be provided
with a plat identifying a1l existi-ng mobile home spaces,
together with all mobile home spaces to be included within
the requested special use permit, inciuoing the dimensionsof each mobile home space and the area of each mobile homepresently located on each such space, and further id.entifying
each mobile home space in a manner by which reference mayeasily be made i
e) That the continued use of the tract for mobile
home park purposes, including the expended uses permi-tted
hereby, be permitted only during the satisfaction of theconditions imposed hereby, performanee of which sha11 besubject to review by the Board of Cour-ty Commissioners on
approximately a semi-annual basis;
f) That no mobj-Ie homes be located on the tractin addition to those located thereon on the 14th day ofJu1y, 1980, until the conditions required by this resolutionare satisfied and the speciaS- use permit cond.itionatlyauthorizeC hereby is issued.
