Scott This letter is for the purpose of applying for special use of Lot 62 of the Antlers Orchard Development Company's Plat No. 1. I am requesting special use for a two family dwelling in an area in the county presently zoned Agriculture/Residential/Rural Density. The required information is provided below and in the exhibits attached. 1. An 8 1/2" x 11" map, attached, shows the location of Lot 62. Location of buildings on adjacent property and the proposed two family residence are shown on the 24" x 26" aerial photo attached. Referring to the aerial photo, lots 50 and 51 are owned by S & M Associates and have no improvements. Lot 63, owned by William and Louise Thorne, having a single family residence and various farm buildings, is clearly shown and is approximately 1000 feet east of the proposed building site. The land to the South of the subject property is owned by Mollie Yeakel, 1119 Riverview Drive, Glenwood Springs, Colorado. There is no residence associated with this owner. To the West and Northwest of Lot 62, the land is owned by Thomas and Susan Fyffe, 5625 South Lakeview, Littleton, Colorado, and has no improvements. 2. The plans for the proposed two family residence are not available in great detail in as much as the floor plan and final dimensions have not been established. The attached site plan shows contours, building, well and septic system location with respect to the North boundary of the tract. Sewage disposal will be by septic system. Percolation tests conducted by McDowell -Smith and Associates indicate a perco- lation rate of 19 minutes per inch which is satisfactory for this type of system. Water supply will be by individual well. Drilling of the well is scheduled for the last week in May. It is tentatively planned to have a living unit on the first floor and the second living unit a walk out or garden level basement. The proposed access road from County Road 233 is shown on the 24" x 36" aerial photo. Final designs for Round Tree Road will be completed for county review by May 20, 1977. 3. Attached is a letter from Public Service Company indicating their willingness and ability to serve the building location. Power, natural gas and telephone are presently in County Road 233 right-of-way. 4. We would appreciate staff review of the attached public notice for insertion in the Glenwood Post.
