Section 5.03.07 lndustrial Operation
The applicant for a permit for industrial operations shalt Prepare and submit to the
Planning Director ten (10) copies of an impact statement on the proposed use
describing its location, scope, clesign and construction schedule, including an
explanation of itiiieritiona'l characflnbfics. One (1) copy of the impact statement

1. only two additional employees will report to the site, as opposed to the three employees currently
reporting on site now. Four of the totai five individuals will only be onsite prior to the beginning of each
work day and again at the completion of each work day. These four individuals will be offsite during the
remainder of each work day. The onsite secretary will be the only employee using the facility on a
regular basis during the work period. The existing septic system consist of a 1200 gallon septic tank and
approximately 600, of leach field area. The water well is located 90 feet from the proposed building
expansion. The septic tank and leach field location is approximately 203 feet and 250 feet' respectively'

A review has been performed of the documents for the Special Use Permit application of Canberra
Concrete pumping. The package was found to be well organized. The following comments, questions,
or concerns were generated:
1. The application mentions that the existing ISDS will provide wastewater treatment. No details were
included concerning the increased wastewater anticipated or the current construction of the ISDS'
The existing ISDS should be compared to the anticipated increased wastewater to veriff that the
design and construction is adequate, and
2. Any site modifications to the existing topography are not discussed within the application'
elthough the project proposes to disturb less than one acre and will not require a permit from
CDPHE, grading, drainage, and erosion control may be applicable.
