SPECIAL USE PERMIT

In accordance with and pursuant to the provisions of the Garfield
County Zoning Resolution of 1979, as amended, and Resolution No. 86=77 of
the Board of County Commissioners of Garfield County, Colorado, State of
Colorado, hereby authorizes, by Special Use Permit, the following
activity:
A guest house.
on the following described tract of land in Garfield County, Colorado:
See Exhibit A
The within Special Use Permit is issued subject to the conditions set
forth in the above-mentioned resolution, and shall be valid only during
compliance with such conditions and other applicable provisions of the
Garfield County Zoning Resolution, Subdivision Regulations, Building Code,
and other regulations of the Board of County Commissioners of Garfield
County.
NOTE: This Permit shall expire 120 days after issuance unless
construction or use has commenced within that time period or unless the
Garfield County Board of County Commissioners has issued an extension of
this permit prior to it's expiration date.

LEGAL DESCRIPTION

A parcel of land situated in the SWINE' of Section 6, Township 6
South, Range 91 West of the Sixth Principal Meridian, lying South-
erly of the center of the Highline Ditch and Northerly of the
Northerly right-of-way fence of a County Road as constructed and
in place, said parcel of land is described as follows:
Beginning at a point on the Northerly right-of-way fence of
said road whence the East Quarter Corner of said Section 6 bears:
N. 89°49'50" E. 1616.99 feet; thence N. 76°29.'28" W. 90.26 feet
along said right-of-way fence; thence N. 89°39'00" W. 523.65 feet
along said right -of -way -fence; thence N. 00°24'02" W. 341.91 feet
to a point in the center of said ditch; thence along the center of
said ditch N. 76°03'00" E. 59.03 feet; thence N. 43°55"00" E. 60.85
feet; thence S. 71°05'00" E. 182.66 feet; thence S. 75°37'00" E.
60.65 feet; thence S. 73°06'00" E. 83.35 feet; thence S. 57°49'00" E.
50.83 feet; thence S. 79°13'00" E. 72.37 feet; thence S. 69°26'00"
E. 40.53 feet; thence S. 40°27'00" E. 63.45 feet; thence leaving said

EXCEPTING THEREFROM a parcel of land situated in the SWINE' of
Section 6, Township 6 South, Range 91 West of the 6th Principal Meri-
dian, lying Southerly of the center of the Highline Ditch and North-
erly of the Northerly right-of-way fence of a County Road as con-
structed and in place, said parcel of land is described as follows:
Beginning at a point on the Northerly right-of-way fence of

said right-of-way fence; thence N. 01°33'12" W.. 258.86 feet to the
center of said ditch; thence S. 79°13'00" E. a distance of 6 feet
along the center of said ditch; thence S. 69°26'00" E. 40.58 feet;
thence S. 40°27'00" E. 63.45 feet; thence leaving said -ditch S.
06°17'58" E. 40.31 feet; thence S. 15°58'50" E. 17.46 feet along a
fence as constructed and in place; thence S. 03°18'44" W. 47.92 feet
along said fence; thence S. 01°40'40" E. along said fence, 111.54 feet
to a point on the Northerly right-of-way fence of said County Road,
the point of beginning.
