5. Notice including the name of the applicant, description of the
subject lot, a description of the proposed special use and time
and place for the hearing shall be given in the newspaper of
general circulation in that portion of the County at least
fifteen (15) days prior to such hearing time. Applicant shall
bear the cost of advertising.
6. A copy of Assessor's map showing property; and a listing of all
adjoining property owners of said property. Notice containing
information described under paragraph 5 shall be mailed to all
owners of record of these lots at least 5 days prior to the above
hearing by certified return receipt mail and the receipts shall
be presented at the hearing by the applicant.
7. A fee of $ shall be charged for each application and
shall be submitted with the application.
8. Attach a copy of proof of ownership for your property. (Deed,
title insurance).
List all adjoining property owners of said property.

Notice shall be sent at least five (5) days prior to hearing by
return -receipt mail to all of the above noted persons. Mailing is the
applicant's responsibility and proof of mailing must be presented at the

failure to issue such policy or policies is not the fault of the Company. This Commitment shall not be
valid or binding until countersigned by an authorized officer or agent.

become valid when countersigned by an authorized officer or agent of the Company, all in accordance

CONDITIONS AND STIPULATIONS
1. The term mortgage, when used herein, shall include deed of trust, trust deed, or
other security instrument.
2. If the proposed Insured has or acquires actual knowledge of any defect, lien,
encumbrance, adverse claim or other matter affecting the estate or interest or
mortgage thereon covered by this Commitment other than those shown in
Schedule B hereof, and shall fail to disclose such knowledge to the Company in
writing, the Company shall be relieved from liability for any loss or damage
resulting from any act of reliance hereon to the extent the Company is prejudiced
by failure to so disclose such knowledge. If the proposed Insured shall disclose such
knowledge to the Company, or if the Company otherwise acquires actual
knowledge of any such defect, lien, encumbrance, adverse claim or other matter,
the Company at its option may amend Schedule B of this Commitment
accordingly, but such amendment shall not relieve the Company from liability
previously incurred pursuant to paragraph 3 of these Conditions and Stipulations.
3. Liability of the Company under this Commitment shall be only to the named
proposed Insured and such parties included under the definition of Insured in the
form of policy or policies committed for and only for actual Toss incurred in
reliance hereon in undertaking in good faith (a) to comply with the requirements
hereof, or (b) to eliminate exceptions shown in Schedule B, or (c) to acquire or
create the estate or interest or mortgage thereon covered by this Commitment. In
no event shall such liability exceed the amount stated in Schedule A for the policy
or policies committed for and such liability is subject to the insuring provisions and
the Conditions and Stipulations and the exclusions from coverage of the form of
policy or policies committed for in favor of the proposed Insured which are hereby
incorporated by reference and are made a part of this Commitment except as
expressly modified herein.
4. Any claim of loss or damage, whether or not based on negligence, and which arises
out of the status of the title to the estate or interest or the lien of the insured
mortgage covered hereby or any action asserting such claim, shall be restricted to
the provisions and Conditions and Stipulations of this Commitment.

GENERAL
The project is located within Garfield County, Colorado. The site
is southwesterly of Old Highway 82, near the turn-off to the
Spring Valley Campus of CMC, as shown on the attached drawings.
The proposed development consists mainly of a new building to be
located on an unimproved lot.
CRITERIA
The criteria for this study was taken from information from
Garfield County, generally accepted procedures, and the D.R.C.O.G.
Drainage Criteria Manual.
HYDROLOGY
The hydrologic method used is the Soil Conservation Service
method, as described in the publication "Procedures for
Determining Peak Flows in Colorado." Drainage basins, areas, peak
flows, and related calculations are shown on the accompanying
calculation sheets and drawings.
DRAINAGE PLAN
Off-site drainage does not appear to significantly affect this
site. Note that the four -lane highway, railroad and Old Highway
82 would store and/or deflect a significant amount of flow. Thus,
it would take a very large flow from the other side of the
highways to impact this site.
The accompanying Drainage Plan drawing shows the flow patterns
proposed on the site. The roof areas will be drained to the
ground surface and parking area surrounding the building.
SUMMARY
This drainage planwill protect the site and adjacent facilities
by maintaining approximately the existing drainage patterns, and
by detaining the difference between the expected existing flows
and developed flows..
