OWNER: LOCATION: WATER/SEWER: Ski Sunlight, Inc. 8 Miles south of Glenwood Springs on County Road 117 (Four Mile Road) Expanded service will be provided by existing sewer and water systems. PROPOSED ROADS: The access to the site is by County Road 117, known as the Four Mile Road. EXISTING ZONING: C/L ADJACENT ZONING: RELATIONSHIP TO THE COMPREHENSIVE PALN: North: A/R/RD South: C/L East: A/R/RD West: C/L The site is not included within any of the management districts of the county Comprehensive Plan. However, the Sunlight Ski area is designated on the Comprehensive Plan map as a recreational/ski facility. DESCRIPTION OF THE PROPOSAL: The applicant is proposing to expand the existing day lodge facility, which includes a restaurant, bar, ski rental and repair shop, child care facility, t'-ket booth, ski accessory sales and administrative offices. Information from the Master Plan for the ski area reveals that Ski Sunlight currently has a terrain capacity of 1940 skiers per day, a lift capacity of 1340 skiers per day; and a day lodge of only 526 skiers per day. The existing lodge facilities are inadequate to provide shelter and services to skiers currently using the slopes. The applicant proposes to expand the day lodge from 7,400 square feet to 11,640 square feet. Re- portedly, this will double the day jodge capacity, and bring those services more in line with the number of skiers using the lifts. The applicant claims that this expansion will not increase the traffic traveling to the ski area; rather, it will more adequately serve the skiers already utilizing the facility. The expansion will not result in any additional uses for the lodge facility, as the present uses are only being expanded. No additional parking is needed. MAJOR CONCERNS AND ISSUES: 1. Although the applicant indicates that increased traffic on Four Mile Road will not result from the day dodge expansion, this seems to be an unrealistic expecta- tion. Serious consideration should be given to this proposal, as it will undoubtedly add to usage of the existing Four Mile Road, the carrying capacity of which is presently stressed. Since this proposal is part of the Ski Sunlight Master Plan overall expansion program, it would seem appropriate to address any access problems now. The Board may also wish to formulate a policy for future development and access needs in the area. 2.
