When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction . The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are ~n line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building , plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates. floor joists. wall sruds and spacing. insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed strucrure or addition and distances to the property lines from each corner of the proposed strucrure(s) prepared by a licensed swveyor and has the surveyors signature and professional stamp on the drawing? Colorado Dear Mr. I Ieise!: As requested. llepworth-P:nvlak Geotechnical. Inc . performed a subsoil study lor design of foundations at the subject site. The study ''as conducted in accordance with our agreement lor geotechnical engineering services to Demeo dated February 20, 2007. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Proposed Construction: The proposed residence will be two story wood frame structure with an attached garage located in the building envelope shown on Figure I. Ground tloor will be structural over a crawlspace lor the living area and slab-on-grade in the garage. Cut depths are expected to range between about 3 to 4 feet. Foundation loadings lor this type of construction arc assumed to be relati\ ely light and typical of the proposed type of construction. If building conditions or foundation loadings arc significantly different from those de sc ribed above, we should be notifi ed to re-e va luate the recommendations presented in this report. Sinkholes were not observed in the immediate area of the subject lot. The exploratory pits were relatively shallow, for foundation design only. Based on our present knowledge of the site, it cannot be said for certain that sinkholes will not develop. In our opinion, the risk of ground subsidence at Lot 16 is low and similar to other lots in the area but the owner should be aware of the potential for sinkhole development. Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating two exploratory pits at the approximate locations shown on Figure I. The logs of the pits are presented on Figure 2. The subsoils encountered, below about one foot of topsoil, consist of medium stiff to stiff sandy silty clay to the pit depths of 7 feet. Results of swell-consolidation testing performed on relatively undisturbed samples of the clay soils, presented on Figures 3 and 4. indicate low compressibility under existing moisture conditions and light loading and a low to moderate collapse potential (settlement under constant load) when wetted. The samples showed moderate to high compre ssibility upon increased loading after wetting. No free water was observed in the pits at the time of excavation and the soils were moist. Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 1.500 psf for support of the proposed residence. Based on experience. we expect settlement of footings designed and constructed as discussed in this section will be about I inch or less . There could be some additional movement if the subgrade soils become wetted. The settlement/heave potential should be further evaluated at the time of construction. Footings should be a minimum width of I 8 inches for continuous walls and 2 feet for columns. Loose and disturbed soils encountered at the foundation bearing level within the excavation should be removed and the looting bearing level extended down to the undisturbed natural soils. Exterior lootings should be provided with adequate co ver above their bearing elevations for frost protection. Placement of footings at least 36 inches below the exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span locnl anomalies such as by as sumi ng an unsupported length of at least I 2 teet. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of sand and gravel, such as road base, should be placed beneath interior slabs- on-grade for subgrade support. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less than 12% passing the No . 200 sieve. All fill materials for support of Jloor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soi Is devoid of vegetation , topsoil and oversized rock. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all time s atler the residence has been completed: I) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first I 0 feet in pavement and walb\ay areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. 5) Irrigation sprinkler heads and landscaping which requires regular heavy irrigation, such as sod. should be located at least 5 feet from foundation wall s . Consideration should be gi\·en to the usc of xeriscape to limit potential wetting of soils below the foundation caused by irrigation. This report has been prepared for the exclusive use by our client for design purposes. We arc not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted . The lot is comprised of approximately 3 .0 acres, presently covered by natural grasses and weeds. The Site Plan proposes a new, 2- story family dwelling. The historic stormwater runoff appeared to be sheet flow from the east property line, across the grass and weed area, until the water ran across the west and south property bowularies . According to the HP Geotech Subsoil Study at this location, site soils consist of medium- stiff to stiff sandy, silty clay. This soil type is relatively impervious. Due to the proposed building configuration and the mildly sloping surface (4% +), overlot shaping would be the most appropriate method of stormwater mitigation and consideration of a water detention system should not be necessary . Drainage Features and Stormwater Volume The drainage basin for this study was taken as all of the surface that slopes toward the south and west property boundries. Approximately 75% of the site slopes away from the building site and nearly all of the generated stormwater sheet flows over steep sloping terrain toward the Roaring Fork River. The remainder of the stormwater and the stormwater runoff from the proposed building will be contained by roof drains and be directed to the curb and gutter on the west side of the site via flow paths created by surface shaping and grading. Potential erosion from any channelized flow shall be controlled by standard Best Management Practices until pennanent vegetation is established. The general surface flow patterns are shown on the enclosed Site Grading Plan. Drainage Volume Stonnwater runoff estimates were calculated using the Rational Method for the 2-year and 1 00-year storm events. The stormwater discharge volume is necessary information when considering the allowable street capacity for storm events.
