RE: Bathroom Addition — 280 EIk Run Road
Dear Ms. Kopf:
Regarding the subject Bathroom Addition, Anderson Structural Engineering has received the
original structural design drawings and sketches provided by you for the scope of work.
Furthermore, we visited the site on January 10, 2015 to inspect the completed work.
The residential building is a two story wood framed structure built in 1998. The second story
addition consists of non bearing partition walls to enclose a bathroom facility. Finishes were
complete and no structure was visible at the time of the inspection. We understand that no
structural modifications to the original framing were performed. Design drawings indicate the
second floor framing to consist of 9 )4" TJI- 150 series joists at 16" o.c. with mid span blocking.
Joist spans in the area of the addition are approximately 12'-0" measured from the exterior 2 x
6 stud bearing wall to a center 83/," x 18" glulam beam. We understand that floor performance
has been satisfactory to the owner.
Based on the design drawings and the as built loading conditions, we find the existing framing
in compliance with current International Building Code 2009 requirements for strength and
serviceability.
