To add 787 square feet by lot line adjustment to the lot. West Glenwood Water District West Glenwood Sanitation District Vista Drive R/L/UD R/L/UD, in all directions I. RELATIONSHIP TO THE COMPREHENSIVE PLAN The parcel is in District lB; areas within one mile of subdivisions with central water and sewer; moderate environmental constraints. II. PROJECT DESCRIPTION The applicants want to exchange a triangle of land containing 787 square feet of land. The prupose of the exchange is to give Mr. Ramsey enough land to build a garage on his parcel and stay within the required setbacks. III.MAJOR ISSUES AND CONCERNS A. !2~i!!!l: The parcel is located within the R/L/UD zone district, which requires a minimum lot size of 7500 square feet. Taking away the 787 square feet from lot 1 and conveying it to lot 2, will not create a lot of less than 7500 square feet. B. The lot line adjustment was requested prior to the adoption of Resolution No. 84-70, which revised the subdivision regulations. The new regulations-would not require a hearing or formal application. Under the circumstances, Exhibit "B" of the Bradford/Ramsey contract, a property description map, should be made a part of any resolution of approval. V. RECOMMENDATION APPROVAL, with the following condition: That the document titled "Exhibit B" to Bradford/Ramse1 contract, be attached as an exhibit to the resolution of approval.
