Box 767 Basalt, Colorado 81621 Job No. 111 325A Subject: Observation of Excavation, Proposed Additions, 456 Stagecoach Lane, Ranch at Roaring Fork, Garfield County, Colorado Gentlemen: As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed the excavation at the subject site on October 12, 2011 to evaluate the soils exposed for foundation support. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to you, dated October 12, 2011. The existing house is a one story wood frame structure over a crawlspace with an attached garage with a slab -on -grade floor. The proposed additions will be of similar construction. The three main additions will be to the garage, sunroom and kitchen with some additional pads for support of a new front entry. Footings were designed for an allowable soil bearing pressure of 3,000 psf and be placed on natural undisturbed gravel soils. At the time of our visit to the site, the addition foundation excavations hacl been cut in one level about 3 feet below the adjacent ground surface. The soils exposed in the bottom of the excavation consisted of medium dense sandy gravel with cobbles. The existing footings were exposed near the bottom of the excavations. The results of a gradation analysis performed on a sample of the sandy gravel (minus 8 inch fraction) obtained from the site are presented on Figure 1. No free water was encountered in the excavations and the soils were slightly moist to moist. Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural gravel soil designed for an allowable soil bearing pressure of 3,000 psf should be adequate for support of the proposed additions. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils (and existing fill) in footing areas II , I I'' - C. I Stewart McConaughy October 29, 2011 Revised November I, 2011 Page 2 should be removed and the bearing level extended down to the undisturbed natural soils. The footing subgrade should be moistened and compacted. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 45 pcf for on-site soil as backfill. A perimeter foundation drain should not be needed for the shallow crawlspace condition considering that there is no existing perimeter drain and the subgrade soils are relatively free draining. Structural fill placed within floor slab areas can consist of the on-site soils excluding rock larger than about 6 inches compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the building. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavations and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future.
