RESOLUTION+I:71-qL
WHEREAS, GARY H. DEAN, has petitioned the Board of county conrnissjoners
of Garfield County, Colorado, for an exemption under C.R.S. (.1973) Section 30- '
2g-I0l (10) (a) - (d) as amended, and the Subdivision Regulations of Garfield
County, Co1orado, adopted September l, 1972 and amended April .I4, '1975, Sections
1.02.17 (d) and 3.02.01 n for the division of Lots 7, B, and 9 of Block 2, of the
RifIe Village South Subdivision into two lots of equal size of approx'imately
g,075 square feet; and more part'icuiarly described as follows:
Lots 7, 8, and 9, Bl ock 2 of Rifle Village South
Subdivision, Garfield County, Colorado
WHEREAS, the petitioner has shown to the satisfaction of the Board of county
Conarrissioners of Garfie'ld County, Colorado that he desires said exemption in order
to allow the adjustment of the property line between Lots 7 and B by moving sa'id
line approximately 30 feet to the west onto Lot B in order to more logica'lly conform
to an existing residence on Lots 7 and 8 and to combine the remainder of Lot B with
Lot 9 in order to create an addjtional building site; and,
I^IHFREAS, the petitjoner has demonstrated to the satjsfactjon of the Board that
there is municipal water and a central sevrage treatment system available to said lots
that there'is adequate ingress and egress to said tracts, that the requested
subdivision is in accordance with the general purposes and intent of the Subdivision
Regulations of the State of Colorado and the County of Garfield and should therefore
be exenrpted from the definition of the terms "subdiv'ision" and "subdivided land"
as set forth in c.R.S. (1973) Section 30-28-10l ('l0) (a) - (d) as amended;

A OaZ- and carried, said Lots 7, B, and 9 of Block 2 of the Rifle
Village South Subdivision are hereby exempted from suc h definition and transfer of
said tracts may be made by division into two tracts of approximately 9'075 square
feet, more or'less, and further that said exemption is conditioned upon the Petitioner
obtaining a proper legal description of sa'id tracts prior to any conveyance thereof.

GARFIELD COUNTY COLORADO
This is to certify that on the 27th day of July, 1977, there was a survey
rnade by SCARRSI,I eim wALxrR/Kr.BNA, INC., of Lot 7 and the East one-half of
Lot 8, Block 2, Rifle village South subdivision, county of Garfield' state
of col0rado. There was found a tri-Ievel house of frame construction wlth
a concrete foundation and asphalt shingle roof, to be located as shown on
this plat. The location and dimensions of all buildings, improvements'
easements and rights-of-ways in evidence or known to us and encroachments
by or on the premises are accuratel-y shor^m'
