2. Pcnnanent address assigned b y Garfield County Bu ilding Department posted where readily
visible from access read ;
3. A finished roof. a lockable house, complete exterior siding. exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings , counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4 . ~ co~~lete bathroom, with washbowl , tub or shower, toilet stool, hot and cold roMing water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or ins ide over three (3) steps must have handrails, guard rails on balconies or
decks O\'er 30'' high constructed to alll997 UBC requirements ;
6. Outside grad ing done to where water will detour away from the building ;
7 . Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made;
S. A final inspection sign off by the Garfield County Road & Bridge Department for driveway

In order to understand the scope of the work Intended under a permit application and
expedite the Issuance of a permit it is Important that complete Information be
provided. Adequate and complete information will prevent delays In the plan review
process. Reviewing a plan and the discovery that required Information has not been
provided by the applicant may result in the delay of the permit Issuance and In
proceeding with building construction. The owner or contractor may be required to
provide this Informati on before the plan revi ew may proceed. This causes delays
because other plans that are In line for review may be given attention before the new
Information may be reviewed after It has been provided to the Building Department.
Please review this document to delermlne If you have enough Information to design
your project and provide adequate Information to facilitate a plan review. If you do
not, it may be helpful to obtain a book titled "Dwelling Construction Under the
Uniform Buildi ng Code". This book Is available to you through this dep01rtment at our
cost. Also, please consider using a design professional for assistance In your design
and a construction professionlll for construction of your proj ect.
To provide for a more understandable plan in order to determine compliance with the
building, plumbing and mechani cal codes, applicants are requested to review the
following checklist prior to a!'d during design.

Plans to be included for a Building Permi t must be on draft paper at least 18"x 24""
and drawn to scale.
Plans must include a floor plan, a concrete footi ng and foundation plan, elevations all
sides with decks, balcony steps , hand rails and guard rails, windows and doors,
Includi ng the fin i sh grade line. A section showing In detail, from the bottom of the
footing to the top of the roof, Including re·bar, anchor bolts, pressure treated plates,
floor joists, wall studs and spac i ng, Insulation, sheeting, house-rap, (which Is
required), siding or any approved ~uildlng materi al.
A window schedule. A door schedule.
A floor framing plan, a roofing framing plan, roof must be designed to withstand a 40
pound per square foo t. up to 7,000 feet In elevation, an 80 M.P.H . winds hear, wind
exposure B, wind load of 15 pounds per square foot and a 36 Inch frost depih.

m ust be met or your plans w ill be returnad.

Attached please find a copy of a building permit application, a completed checklist. project plans. and a
check for$ 359.35 (check no. 1565) to cover the associated review fees for the above referenced project.
The project is to construct a new one-bedroom cabin in place of an existing one-bedroom cabin on the Rio
Blanco Ranch (RBR). The ABA is a large ranch property adjacent to the Flat Tops Wilderness area in the
White River National Forest. See also sheet GB1.0 of the project plans for site and vicinity maps. The
property is located approximately one hours drive east of the town of Meeker, Colorado.
The new cabin will be placed in the same location as the existing building and the new structure is proposed
to utilize existing utilities (including the existing ISDS). I have attached a copy of the existing site
topographical map showing the approximate location of all existing utilities. Also attached is a copy of a map
by ENARTECH. Inc. showing the location of all on-site septic systems. The proposed cabin replaces an
existing cabin with an equivalent number of bedrooms; consequently, no additional septic permitting should
be required.
The building site is not located within fifty feet (50') of a property line . See also plan sheet CB1.0 for
additional information on the proposed location of the replacement structure. There is approximately six
hundred feet (600') between the cabin site and the nearest property line (White River National Forest
Boundary). There are no slopes greater than 30% within proximity of the proposed building site. I have not
included a proposed grading plan because it shall remain similar to the existing topography. The general
topographical slope is towards the lake and water will detour away from the building.
