When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. 1 ' ' Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the fmish grade line and original grade. A section showing in detail, from the bottom Qfthe footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations rna):' be required. A window schedule. A door schedule .. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and profess.ional stamp on the drawing? Properties with s lopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a: structure within 50 ft. of a property line and not within a previously surveyed building envelope on a s ubdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. No observations were made regarding the soils. 1. The spread footing forms and reinforcing steel were in place. The reinforcing steel appeared to be spaced and sized in accordance with the construction documents. The third bar in the footings is required only in footings over 24" wide. The additional steel in the other footings is acceptable. 2. The laps in the horizontal steel appeared to be the proper length. 3. The clearance between the forms and the reinforcing steel appeared to be the proper distance 4. The spot footings for the hold-back walls and the spot footings in the center of the basement were in place and the reinforcing mats were ready to place. 5. Project No. 02-01-01-02 Dear Mr. Cooke: p.2 As requested we have visually observed the welding of the steel column cap plates to the bottom flanges of the steel beams used in the basement of the above referenced residence on June 18, 2007. It is our opinion that the welds are in substantial conformance with the specifications shown on the foundation detail plan by Crown Engineering, lie. job number 02-01-01-01, dated January 18, 2007. The project site is shown on figure I. The purpose ofthe study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to Caribo11 Construction dated May 3, 2005. Hepworth-Pawlak Geotechnicallnc., previously performed a preliminary geotechnical study for Sun Meadow Estates (formerly Mamms View) and presented our findings, in a report, dated March 28,2000, Job No. 100 169. A field exploration program consisting of one exploratory boring in the building area and one profile bo.ring in the septic disposal area was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their c)assitlcation, compressibility or swell and other engineering characteristics. The results ofthe field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained durlng this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed residence will be one a.nd two story wood J'fame construction above a full basement with an attached garage. Tile basement and garage floors will be slab-on-grade. Grading for the structure is assumed to be relatively minor with cut depths between about ~to 9 feet. We assume relatively light foundation loadings, typical of the proposed t.ype of construction. The lot is bordered to the west and east by drainage easements. The building area is located in the central part of the lot. Vegetation consi•ts of gross and weeds. The ground surface in the building area is relatively flat with a gentle slope down to the southwest at a grade of about 3 to 4 percent. FIELD EXnORATION The field exph;>ration for the project was conducted on October 1 0, 2006. One oxploratory boring was drilled in the building area and a profile boring was dri11ed in the septic disposal area at the locations shown on Figure l to evaluate the subsurface conditions. The borings were advanced with 4 inch diameter continuous flight augers powered by a track-mounted CMF:-45 drill rig. The borings were logged by a representative of Hepworth-Pawlak Ocotechnical, Inc. Samples of the subsoils were taken with a 2 inch I. D. spoon sampler. 1be sampler was driven .into the subsoils at various depths with blnws fi'om a 140 pound hammer falling 30 · inches, This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values arc an inpication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the Logs of Exploratory Borings, Figure 2. The samples were returned to our laboratory for review by the prqject engineer and testing. SUBSURFACE CONDITIONS Graphic logs or'the subsurface conditions encountered at the site are shown on Figure 2. Results of swell- consolidation testing performed on relatively undisturbed drive samples of the clay soils, presented on Figure 4, indicate low compressibility under conditions of light loading and e)Cisting moisture conditions with a low to moderate swell potential when wetted. The laboratory testing is summarized in Table 1. No free water was encountered in the borings at the time o:f drilling and the subsoils were slightly moist to moist with depth. DESIGN RECOMMENDATIONS FOUNDATIONS The clay soils are expansive when wetted m1d could heave lightly loaded footings and slabs-on-grade. The settlement/heave potential should be further evaluated at the time of construction. Considering the subsurface conditions encountered in the exploratory borings, the nature of the proposed construction and the soils typical of the area, the building can he designed with spread footings bearing on the natural soils, If the soils exposed at bearing level are expansive, subexcavation and placement with non-expansive structural fill or designing the footings for a minimum dead load could be needed. The design and construction cr;iteria presented below should be observed for a spread . . footing foundatipn system. 1) Footings placed on the undisturbed natural soils with low to no expansion potential should be designed for an allowable bearing pressure of I ,500 psf. Placement offoundations at least 36 inches below exterior grade is typically used in this area. 4) Continuous foundation walls should be reinforced top and bottom to span local !U'IOmalies such as by assuming •n unsupported length of at least 12 feet. Foundation walls acting as retaining str\lctures should also be designed to resist a lateral earth pressure corresponding to an equivalent fluid unit weight of at least 55 pcf. 5) The topsoil and any loose or disturbed soils should be removed and the footing bearing level extended down to the undisturbed natmal soils. The exposed soils should be evaluated for expansion potential. lfthey show moderate t.o high expansion potential, at least J feet of non-expansive structural fill, such as road base, compacted to at least 95% of standard Proctor density should be provided below footing areas. 6) A repre~entative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. FLOOR SLABS The narural clay soils are expansive and there could be some heave of slabs-on-grade. Non-expansive structural fill could be needed below slab~ to help r~:duce the heave potential. Required fill should consist of granular soils devoid of vegetation and topsoil. i.JNDERDRAIN SYSTEM Although free water was not encountered d\tring our exploration, it has been our experience in the area tl1at local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoff can create a perched condition. We recommend below-grade construction, such as retaining walls and basement area~. be protected from wetting and hydrostatic pressure buildup by an underdrain system. Where drains are installed, they should consist of drainpipe placed in tl1e bottom of the wall backfill SUlTOunded above the invert level with free-draining granular material. The drain should be placed at each level of excavation and at least I foot below lowest adjacent finish grade and sloped at a minimum I% to a suitable gravity outlet, dry well or sump and pump. Free-draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No.4 sieve and have a max.imum size of2 inches. l11e drain gravel backfill should be at least I Y, feet deep. SURFACE DRAfNAGE The following drainage precautions should be observed during construction and maintained at a!! times after the residence has been completed: . We recommend a minimum slope of6 inches in the first 10 feet in unpaved areas and a minimum slope of3 inches in the firstJO feet in paved areas. Free-draining wall backfill should be capped with about 2 feet of the on· site soils to reduce surface water infiltration. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. 5) Landscaping which requires regular heavy irrigation should be located at lea~t 5 feet from foundation walls. Consideration should be given to use of xcriscape to reduce the potential for wetting of soils below the building caused by irrigation . . PROFILE BORING A profile boring was drilled in lhe proposed septic disposal area at the location shown on Figure I. The subsoils enco~ntered, below about l/2 foot oftopsoil, consisted ofsandy clay to the bottom hole depth of 15 feet. The log of the profile boring is shown on Figure 2. No free water was observed at the time of drilling and the subsoils were slightly moist .to moist with depth.
