Clifton, P.C. 127 E. 5th Street Rifle, CO 81650 bcliftonpc@yahoo.com DIRECTOR DECISION BUILDING & PLANNING DEPARTMENT Reference: Amended Exemption Plat — Cedar Springs Ranch, Third Amendment Garfield County File Number FEXA6714 Dear Ms. Clifton, This letter is provided to you as the representative for Randy and Lori Kirkpatrick, owners of land to be combined and described as Tract A, Cedar Springs Ranch Subdivision, Third Amendment. The application is reviewed through an administrative process that results in the Director of Building and Planning issuing a decision regarding compliance of the request with the Unified Land Use Resolution of 2008, as amended. A decision is hereby issued approving the exemption plat amendment, subject to the following conditions: 1. That all representations made by the Applicant in the application documents shall be considered conditions of approval. 2. The Applicant shall resolve plat comments provided by planning staff in a letter dated January 25, 2011. 3. The Applicant shall amend the plat pursuant to the comment provided by the Deputy County Surveyor regarding dates to reflect 2011. 4. That prior to scheduling the plat for Board of County Commissioner signature, the applicant shall submit a mylar with signed certificates by all entities except the Board of County Commissioners, Clerk & Recorder and County Surveyor. Recording fees will be due and payable at that time as well. 5. Within 90 days of this determination the Amended Exemption Plat shall be signed by the Chairman of the Board of County Commissioners and recorded in the office of the Garfield County Clerk and Recorder. The Board review is for a period of 10 days after which the mylar may be scheduled for signature if there is no request for call-up to a public hearing. The 10 -day call-up period will expire on April 21, 2011. The mylar may be scheduled for BOCC signature after that date. Sincerely, Fred A.
