Coryell, Patrick B. Coryell and Charles R. Coryell, respectfully petition the Board of County Commissioners of Garfield County, Colorado to exempt,by resolution, certain parcels of land owned by said petitioners, and in connection therewith, would show said commissioners as follows: 1. That petitioners are the owners of certain property generally located southerly of Glenwood Springs, Colorado, containing approximately 70 acres, more or less, and the parcel for which the first exemption is sought is a part of said property, contains 19.66 acres, more or less, with easements, and is more specifically described as follows: STATE OF COLORADO - COUNTY OF GARFIELD A parcel of land situate in Lot 30 of Section 1 and Lot 2 of Section 12, Township 7 South, Range 89 West, 6th P.M., lying Westerly of a fence as constructed in place, Northerly of the Southerly line of said Lot 2 and Easterly of the Westerly lines of said Lots 2 and 30, and more particularly described as beginning at a point in said fence whence the Northeast Corner of Lot 20 in said Section 1 bears N. 23°39'56" E. 2,287.31 feet; thence S. 02°20'00" W. 78.20 feet along said fence; thence S. 02°16'22" W. 479.80 feet, more or less along said fence to a point on the Southerly line of said Lot 2; thence N. 86°25'04" W. 1,241.23 feet, more or less, along the Southerly line of said Lot 2 to the Southwest Corner of said Lot 2; thence N. 01°01'42" W. 443.56 feet, more or less, along the Westerly line of said Lot 2 to the Northwest Corner of said Lot 2, said point being on the section line between said Sections 1 and 12; thence N. 88°07'00" W. 81.32 feet, more or less, along said section line to the Southwest Corner of said Lot 30; thence N. 00°38'00" W. 280.65 feet along the Westerly line of said Lot 30; thence N. 89°22'00" E. 780.18 feet to a point in the center of the Glenwood Ditch whence the Northeast Corner of Lot 20 in said Section 1 bears N. 39°02'21" E. 2,367.78 feet; thence along the center of said ditch S. 14°48'59" W. 9.40 feet; thence along the center of said ditch S. 05°12'09" E. 211.55 feet; thence along the center of said ditch S. 13°49'12" E. 18.48 feet; thence S. 88°07'00" E. 552.33 feet to the point of beginning. That exemption of the above described parcel of land, with easements, is sought to enable the petitioners to divide the property owned by them among themselves, as the petitioners desire to convey the above described property to the petitioner, Charles R. Coryell and, in return, he will convey the balance of the property owned by said petitioners to the petitioners, C. E. Coryell and Patrick B. Coryell; 3. That the petitioner, Charles R. Coryell, plans to build his home upon the above described property, but the petitioners, C. E. Coryell and Patrick B. Coryell, have no plans to develop or subdivide the balance of said property; -2- . • 4. That the petitioner, Charles R. Coryell, in connection with building on the above described property, plans to obtain water by drilling a well and service his home through a septic tank and leach field system; 5. That your petitioner, Charles R. Coryell, intends to trade that portion of the above described property lying southerly and westerly of the centerline of the Roaring Fork River to James Rose for a parcel of land owned by said James Rose situate easterly of the centerline of the Roaring Fork River and adjoining the above described property, the parcel being traded to Rose being designated on the plat attached hereto as Parcel A and described in Exhibit A attached hereto, and the parcel being traded by said James Rose to the petitioner Charles R. Coryell, is designated as Parcel B of said plat and described in Exhibit B attached hereto; 6. That the trade of said Parcels A and B is desired to enable the petitioner Charles R. Coryell, to have all his land situate northerly and easterly of the centerline of the Roaring Fork River and to enable said James Rose to add said Parcel A to his other property situate southerly and westerly of the centerline of said Roaring Fork River. Coryell Gentlemen We have reviewed the proposed exemption and find that it is in compliance with the Garfield County Senate Bill 35 Exemption procedures. The further division of this land las been discussed with Mr. Coryell and it would be the recommendation of this office that any further subdivision of any of the exempted properties should require complete adherence to the Garfield County Subdivision Regulations. We do believe that this particular exemption is not in violation of Senate Bill 35 and can, adequately. be served by existing utilities,in the area.
