GARFIELD COUNTY, COLORADO
PETITION FOR EXEMPTION
Pursuant to C.R.S. (1973) Section 30-28-101 (10) (a)-(d) as amenrted, anrt
the Subdivision Regulations of Garfie'ld County, Colorado, adopted September 1,
1972 and anended April 14, 1975, Section 1.02.17 (d) and 3.02.01 the under-
s i gned Roger M. Dixon
respectfully petitions the Board of County Commissioners of Garfield County,
Colorado, to exempt by resolution the division of 99.3 acre tract of
land into -3-tracts of approximately 4.60, 5.70 & 89 .0 acres
mcre or less, and which tract to be subdivided is more particularly described as
fol lows:

presently used for tha t purpose.

A portion oftheDixofl exemption is currently home to her busire.s, planted Earth nursery located north ofcarbondale' and some "o'.r*.d neighbors indicated ," iil. ,ppricant that she was in violation of themaximum lot coverage criteria conrtained within the zffi resolution. Apparently, the applicantattempted to take care of this issue in
-1985;
however, a,r'. r, some tlpe of recording error, nosolution was obtained' The applicant and I have discussed ,m. proporal and it appears amending theoriginal plat would be the test way to comply with the zoning mandates. ffapproved, this requestwould not create any new lots, nor would iiresult in the construction or relocation of any roads.Staff would therefore recommend approval.
