PETITION FOR EXEMPTION
Pursuant to C.R.S. (1973) Section 30-28-101 (10) (a)-(a) as amended, and
the Subdivision R.eSu'lations of Garfield County, Colorado, adopted September 1,
797? and amended April 14, 7975, Sectjon 1.02.L7 (d) and 3.02.01 the under-

respectfully petitions the Board of County Connmissioners of Garfield County,
Co'lorado, to exempt by resol ution the di vi sion of 23.2 acre tract of
2 acres with 15.2 acres
land i nto 4 tracts of approx'innately r-n common acres each,
more or less, and which tract to be subdivided is more particularly described as

The proposed site, approl<imately 23 acres' is ideally

of architectual control and the visual aspects of thebuildings, f am proposing that the materials used beharmonious to the site; stone, wood, and extensive southfacing g1ass. The insulation and glass ratios would beat least as strict as in Pitkin County, for I have foundthat for good energy efficiency these are minimums.
To accomplish this, f am requesting that parcel B (I.05acres, which by right will alrow one residence) be carledopen space and exchange this open space land for a fourth
home site on the hi1l. And that these four lost of twoacres each be approved, and the remaining 15+ acres beleft as open space with the exceptions described. I feelthat this method of subdivision would create a less awk-ward approach to creatj-ng and maintaining communityfacilities than dividing the land into 4 - 5.8 acre Iots,which option is also available. See "Alternate SketchNo. 1". I also feel that with each homeowner being partof 15+ acres open space, more community participationcould be enjoyed by all.

Re: Hagman and Finholm Exemptions
Dear Mr. Baldwin:
We have reviewed the material submitted for the above referenced
exemption applications. The developers propose to use wells for the water
supply which would intercept ground water tributary to the Roaring Fork
River at a point where there is stilI water available for appropriation. This
office can issue individual domestic well permits to individual lot purchasers
and we recommend approval of the Hagman and Finholin Exemptions.
