I note the following corrections to be made:o ln line 4 it appears that the intent is to "call" for the southwest corner of the SE!/4SEL/4 allhough the wording of the description does not do so.o ln line 10 the bearing is incorrect.o ln line 16 of the description the call of "along a northerly" appears to be misplaced in the description.o Startin8 at line 22 until the end of the description - alt bearings and distances shall be corrected to show the "seconds" in accordance to the County subdivision regulations.o ln line 23 the bearing of N.21'31'48"E. does not match what is shown on the plat. o ln line 25 should the call to the "southerly" line of the SEV4SEt/4 be made? r ln line 27 the distance of 354.90' is shown as 354.96' on the plat.2. The "boundary description" is not required by County subdivision reguiations and has not been checked.3. The Book, Page and or Reception No. of the "Out Parcel" should be noted on the Plat. Also since it is part of the "exterior" boundary, it needs to be monumented in accordance with applicable state law. Also my set of County Assessor maps show the "out parcel" to be two oarcels, and in a significantly different location.4. A soecific Basis of Bearings statement needs to be appearing on the plat in accordance with State Board policv Statements.5. The V16 corners shown as "set" on the plat should be set with No. 6 rebar and Alum. cap in accordance with applicable state laws. Garfield County subdivision regulations under section 5:22 call for lot and lot boundaries to be drafted with heavier solid black lines. lt is difficult in looking at the plat to ascertain the boundaries of the various parcels. 7. There are two lines in excess of 1400' without a monument being placed. State law requires that monuments not be set in excess of 1400'. 8. The linear dimension along the south line of Parcel "A" is not shown. 9. The bearing along the line at the northeast corner of Parcel '8" is incorrect on the plat. 10. When multiple sheets are required to complete a plat, the County subdivision' regulations require that the cover or first sheet reflect the signature blocks, legal descriptions and County required plat notes. This plat should be corrected accordin$y. 11. Since the exemption plat requirements do not call for a "Certificate of Dedication" to be placed on the plats, I feel that a separate legal description of the access and utility easement and the well easement should be placed on the plat. I do not know how access is obtained to the "out parcel" but if it is not already deeded, it should be deeded prior to this plat. Any parcel that uses the easements reflected on the plat should also be deeded the easements for their use. 12. Since the "slope areas less than 4Oo/o" as shown the plat are technically the "building envelopes" they should be dimensioned and annotated on the plat. Box 619 Glenwood Springs, CO 81602 RE: Fischer SB-35 Subdivision Exemption Application Dear Ms. Fischer, After our meeting yesterday-to discuss your application, I had an opporhrnity to discuss yotu application with Mark Bean, Director of Building and Planning. I described your desire to complete some lot HnL adjusments on your prope4y in addition to the Subdivision Exemption application you have submitted to our office. Since the subject property contains several lots (which you want to adjust) which were created prior to 1973, apl* does not odst for these lots. Therefore, an amended plat is not needed to adjust the lots lines you want to adjust. Hence, all that is required to adjust these lot lines, is foryou to follow the "Boundary Line Adjustuent Procedure" enclosed with this letter. An affidavit for Boundary line adjusfinent must be filled out for each and every lot to be adjusted. Staffrecommends that you retain someone ( a land-use attomey may be helpfirl) who can assist you in th9 process of the boundary line adjusfinents. Staffcannot complete/fill-in the bbundary line adjustment application for you. Staffrecommends that you complete your desired lot line adjustnents prior to continuing with yotr Subdivision Exemption application. This is recommended since the lot line adjustnents cannot be done in conjunction with the Subdivision Exemption because a plat does not exist for the existing lots which could be amended inconjunction with the Subdivision Exemption. ln addition, if you were to complete the Subdivision Exemption first,-i_t would have to be ame,nded to reflect any lot line adjustnents that were completed subseque,lrfly, which would constitute an additional step in the process. Once the lot line adjustmentsare completed, a surveyed map depicting the existing lots on your property with the lot line adjustnents, and the proposed Subdivision Exemption lot, and remainder lot, needs io be submitted to staffto continue to proc€ss yorr application for Subdivision Exemption. In addition to this map, the additional inforrnation outlined in the leuer of October 23,2000, from stafr must be submitted for staffto review your application for technical compliance. Box 619 Glenwood Springs, CO 81602 RE: Fischer SB-35 Subdivision Exemption Application Dear Ms. Fischer, Staffunderstands that your most recent submittal for a Subdivision Exemption on the subject property, submitted Se,ptember 12,2000, is to be supplemented by your previous suUmittA for subdivisionLxemption on Voyr ybject prypetty. Hotrever, your current submittal is for atotal of rwo (2) lots, whereas, the previous submittal was for several lots which are different from what is being proposed at this time. Thus, itaf is limited in the amount of information that can be utilized from the pievious submittal. What staffcan use from the previous submittal, staffwill add to the current submittal. As such, the Garfield County planning Departrnent has completed an initial review of the Fischer SB-35 Subdivision Exemption ipplicatioi and has determined that the application is not in technical compliance with our regulations. The submitted sketch map is illegible, and does not include any of the above infonnation. Please submit a legible sketch map with all of the above noted infonnation in letter 'A' included upon that map. Section 8:42 of the Subdivision Regulations states, Thefollowing supplemental information regarding the proposed exemption shall befiledwith the application: B. If it is to be a septic system, please state as such. Although a letter was submitted from the Glenwood Springs Rural Fire Protection District in the previous submittal, it is not recent enough for the purposes of this application. Please submit a recent letter of approval of fire protection plan from the Gle,nwood Springs Rural Fire Protection District. Schoolfees, taxes and special assessments have been paid. Bolding added for emphasis. School fees will be determined, and will have to be paid before any plat is signed, but, do not have to be addressed at this time. However, infonnation from the County Treasurer's office must be submitted at this time indicating that all taxes have been paid up-to-date. Please submit this information. The County Treasurer's office is located in the County Court House, 109 86 Street, Glenwood Springs. Once your application is determined to be in technical compliance with County Regulations, by supplying all of the above inforrnation, a hearing date before the Board of County Commissioners will be scheduled.
