When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more lUlderstandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. (NOTE Section 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. Jolley, arman I - 2 - June 26, 2006 Mr. Mike Henry • TheA-Team, fuc. 1010 Grand Avenue Glenwood Springs, CO 81601 Re: Water service request at 100 County Road 130 Dear Mike, The purpose of this letter is provide confinnation that the City of Glenwood Springs can and will serve the parcel you referenced as 100 County Road 130 with domestic water service. For clarification, the parcel is also known as Lot 5 of the Herczeg Subdivision Exemption. The City hereby directs the water service to originate off of the 8" water line located in County Road 132. It appears that Lot 5 has frontage on the right-of-way to allow this connection to be made without involving additional properties. The City's standard single-family residential service is 3/4", and all uses must be metered. Since the service connection will occur outside the City Limits, the owner will have to contract with a private contractor to perf01m the tap on the main, and mn the service to a curb stop box located within the road right-of-way near the property line. At the time the service cOJmection is made, the System Improvement Fcc would be due and payable. The service from the curb stop box to the structure will also be a private responsibility. I would recommend the owner contract Mr. Buddy Burns, Water Superintendent, at 945-7685, prior to commencing any work to ensure the work and materials will eonfonn to City specifications. The owner would also be responsible for securing any necessary pennits from Garfield County to perfmm excavation and associated activities within their right-of-way. As the City will not be involved in performing the tap, only inspecting it, there will not be a Tap Fee. Nmmally, water service outside the corporate limits would require a pre-annexation agreement; however, this parcel appears to be located within what was the West Glenwood Water District. When the District was dissolved in 1988, the Glenwood Springs City Council adopted Resolution II 88-3, which removed this requirement for parcels within the District as it existed on that date. Please take a moment to review the following information. As this infonnation represent.ll a small portion of our Rules & Regulations, we encourage all contractors to purchase a complete copy of the Rules & Regulations by contacting the District office at 384-2206. A copy of the Rules & Regulations is also on file at the West Glenwood wastewater plant. Getting Started Prior to connecting to the West Glenwood Springs Sanitation District sewer lines, an application form must be filed and the tap fee must be paid. Currently tap fees are $5000.00 per EQR. An EQR is a standard measurement used by the District in calculating fees and represents the national average single family residence. By completing the application, we will be able to determine the EQR value for your residence through the EQR Schedule in our Rules & Regulations. Unauthorized connections are subject to a penalty of $500.00 per day. lp•pectjons A representative of the District must inspect all connections to District lines, including connections to existing service line stub-out before they are covered. Inspections must be scheduled 24hours ahead of time by calling the District operator at 970-945-6069 or 970--928-4040 (voice pager). Sewer inspections are $25.00 each. Connections that are covered before they are inspected will have to be excavated for inspection and possibly removed and replaced, at the owner's expense. Sewer Line Suecifiactions Sewer Hne: 4" 3034 PVC or Schedule 40 PVC. Glued or gasket fittings must be used. Rubber Femco-type fittings are not allowed. %inch road base bedding is required below and above pipe and fittings. (No exceptions.) A cleanout 5' outside the structure is required as well as every 1 00' thereafter. Schedule 40 PVC is required either wtder the footing or through the foundation. Fowtdation, garage, roof and window well drains, as well as sump pilll must be piped to a separate drywell. They may not be piped to sewer. All work must meet U.P.C. specifications. Sewer cleanout must be accessible in driveways and landscaping. If in driveway or sidewalk it must be protected by aS \4 inch traffic rated cover.
