When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. First Eagles Point, 20 Eagle Coun. Battlement Mesa, Colorado. The project site is shown on Figure 1. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering sen·iccs to Sanchez Drywall, Inc. dated December 20, 2006. Hepworth-Pawlak Geotechnical, Inc. previously conducted a preliminary geotechnical study for deYelopment of the subdivision and presented our findings in a report dated November 21. 2003, Job 1\o. 103 680. An exploratory boring was drilled on the lot to obtain information on the general subsurface conditions. A sample of the subsoils obtained during the field exploration was tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the 1leld exploration and laboratory testing were analyzed to develop recommendations for foundation types. depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed residence will be a single story wood ii'ame structure with an attached garage and located on the lot as shown on Figure I. Ground floor will be structural over a crawlspace for the residence and slab-on-grade in the garage. Grading for the structure is assumed to be relatively minor with cut depths between about 3 to 4 feet We assume relatively light foundation loadings, typical of the proposed type of construction. If building loadings. location or grading plans change significantly from those described above, we should he noti lied to re-evaluate the recommendations contained in this report. Joh Nn. 106 1049 ~ech -2- SITE CONDITIONS The site was vacant and covered with a minor about of snow at the time or our field exploration. The ground surface is relatively flat with a gentle to moderate slope down to the west at grades between about 2% ancl8%. There is about 6 feet of elevation difference across the proposed building area. There appears to be some minor fill on the lot from overlot grading as part of the subdivision development. Vegetation consists of sparse grass and weeds. Scattered basalt cobbles were exposed on the ground surface. FIELD EXPLORATION The field exploration for the project was conducted on January 3, 2007. One exploratory boring was drilled at the location shown on figure I to evaluate the subsurface conditions. The boring was advanced with 4 inch diameter continuous flight augers powered by a truck-mounted CME-45B drill rig. The boring was logged by a representative of Hepworth-Pawlak Geotechnical. Inc. Samples of the subsoils were taken with 1% inch and 2 inch J.D. spoon samplers. The samplers were driven into the subsoils at various depths with blows from a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values arc shown on the Log of Exploratory Boring, Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS A graphic log of the subsurface conditions encountered at the site is shown on Figure 2. The subsoils consist of about 1 y, feet of topsoil overlying very stiff to hard, sandy silty clay. Relatively dense, basalt gravel, cobbles and possible boulders in a sandy clay matrix was encountered beneath the clays at a depth of 6Y; feet. A boring drilled to the northwest of Lot 55 as pm1 of the preliminary study encountered about 5'/, feet of clay overlying the basalt gravel and no free water to the drilled depth of 12 feet in October, 2003. Laboratory testing performed on a sample obtained from the boring included natural moisture content. density and !]ncr than sand size gradation analyses. Results of swell- consolidation testing performed on a relatively undisturbed drive sample of the clay soils, presented on Figure 4. indicate low compressibility under existing moisture conditions and light loading and a high expansion potential when welted under a constant light surcharge with a swelling pressure of about 10,000 psi". The laboratory testing is summarized in Table 1. No free water was encountered in the boring at the time of drilling and the subsoils were slightly moist to moist. FOUNDATION BEARING CONDITIONS Some of the clay subsoils encountered in the First Eagles Point development possess an expansion potential when wetted. Surtace runoiT landscape irrigation, and utility leakage are possible sources of water which could cause wetting. The settlement/heave potential of the sub grade should be further evaluated at the time of construction. Placing the foundation entirely on the basalt gravels or compacted structural fill placed on the basalt gravels should provide a relatively low risk or foundation movement. DESIGN RECOMMENDATIONS FOUND A TlONS Considering the subsurbce conditions encountered in the exploratory boring and the nature of the proposed construction. we recommend the building be founded with spread footings bearing on the natural gravel subsoils or compacted structural t1ll. The design and construction criteria presented below should be observed for a spread footing foundation system. Joh No. I 06 1049 ~tech -4- 1) Footings placed on the undisturbed natural gravel subsoils or compacted structural fill should be designed for an allowable bearing pressure of 2.000 psf. Based on experience. we expect settlement/heave of footings designed and constructed as discussed in this section will be about 1 inch or less. 2) The footings should have a minimum width of 16 inches for continuous walls and 2 feet for isolated pads. 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 36 inches below exterior grade is typicallv used in this area. 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. foundation walls acting as retaining structures (such as for the crawlspace area) should also be designed to resist a lateral earth pressure coJTesponding to an equivalent Jluidunit weight of at least 50 pcf. 5) The topsoiL clay soils and any loose or disturbed soils should he removed and the footing bearing level extended down to the natural gravel soils. As an alternative design bearing levels can be re-established with compacted structural filL compacted to at least 98% of standard Proctor density at a moisture content ncar optimum. The fill should consist of a granular materiaL such as% inch road base. The fill should extend laterally beyond the edge of the footings at least equal to the depth of fill below the footings. Voids created by the removal of large rocks should be backfilled with compacted sand and gravel or with concrete. The exposed soils in footing area should then be moistened and compacted. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. -:-:---:-c---:c:c-:-:-~~~~-~~--·---··----- JobNo.l061049 ~tech -5 - FLOOR SLABS The natural clay soils possess an expansion potential and slab heave could occur if the subgrade soils were to become wet. Slab-on-grade construction may be used tor clay subgrade conditions provided precautions are taken to limit potential movement and the risk of distress to the building is accepted by the owner. A positive way to reduce the risk of slab movement is to construct structurally supported floors over crawlspace and is recommended for the clav subgrode conditions. The settlement/heave potential of the garage slab subgrade should be further evaluated at the time of construction. Slab-on-grade construction may be used in the garage area proviclecl the risk of distress is understood by the owner. We recommend placing at least 3 feet ofnonexpansive structural filL such as Y.-inch road base, below the garage noor slab in order to help mitigate slab mo,ement due to expansive soils. To reduce the effects of some eli ffcrcntial movement non structural floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Interior non-bearing partitions resting on floor slabs should be provided with a slip joint at the bottom of the wall so that, if the slab moves, the movement cannot be transmitted to the upper structure, This detail is also important tor wallboards, stairways and door t!·amcs. Slip joints which will allow at least 1 ~;,inches of vertical movement are recommended. Floor slab control joints should be used to reduce damage due to shrinkage cracking. Slab reinforcement and control joints should be established bv the designer based on experience and the intended slab use. Required fill beneath slabs should consist of a suitable imported granular material, such as 14 inch road base. The llll should be spread in thin horizontal lifts, adjusted to at or above optimum moisture content, and compacted to at least 95% of the maximum standard Proctor density. All vegetation, topsoil and loose or disturbed soil should be removed prior to fill placement. The above recommendations will not prevent slab heave if the expansive clay soils underlying slabs-on-grade become wet. 1-Iowevcr. the recommendations will reduce the .lob No. 100 1049 ~tech -6- effects if slab hea\ e occurs. i\11 plumbing lines should be pressure tested before backfilling to help reduce the potential for wetting. SURfACE DRAINAGE The following drainage precautinns should be observed during construction and maintained at all times after the residence has been completed: I) Inundation of the foundation excavations and undcrslab areas should be avoided during construction. 2) E;;terior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pm·ement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surt'ace surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the t1rst 10 feet in unpaved areas and a minimum slope of 3 inches in the first I 0 feet in paved areas. 4) Roof downspouts and drains should discbarge well beyond the limits of all backt11L 5) Irrigation sprinkler heads and landscaping which requires regular heavy irrigation. such as sod. should be located at least 5 feet from foundation walls. LIMITATIONS This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained Ji·om the exploratory boring drilled at the location indicated on Figure I. the proposed type of construction and our experience in the area. Our services do not include determining the presence. prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC. then a professional in this special fleld of practice should be Job No. 106 1049 ~tech -7- consulted. Our l!ndings include extrapolation of the subsurface conditions identified at the exploratory boring and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different ti·om those described in this report. we should be notified so that re- evaluation of the recommendations may be made.
